Here's my almost completed garage in Tennessee. The lower level is garage with a pool and exercise room to the left and a porch to the right. There is a two bedroom apartment above.

Here's the rear. I'm just now figuring out how to reduce the size of these pics.

Ok, I'm getting better with this picture stuff. Thanks for the compliments. The garage is in Kingston, Tennessee and is across the street from our house. I have a mini split system for every room. We had to go that route because we had to use large steel beams for the clear span and there was no good way to run ductwork. I've included a few pictures of the apartment upstairs (bath, shower, breakfast room, vanity) and I'll take some more in a few weeks when the place is done.

I guess we are going to have to teach you a lesson about posting pics. Anything larger than a broom closet requires at least 12 pics. If said structure has a modified bicycle or any thing larger than than said bicycle, then it requires at least 6+ pics plus a description of said transportation.

The only exception is pics of hot wife posing with said vehicle and/or structure. If pics of hot wife are posted, pics of structure and /or vehicles can be reduced by 25%

 If your garage, or most spacious place is a cross the street, i hope you have some type of alarm, or something to alert you or someone, of a breakin. The place looks great, by the way.

Thanks for the compliments. Those steel beams are 27" 85# and they are 45' long. We had to do that to eliminate interior columns. Their is virtually no bounce in the second floor.

The main garage area is 45' by 42' with 13' ceilings. The second floor is about 1,400 square feet, 2 bedrooms, two baths. There is a pool room and exercise room off of one side of the garage area and a cooking porch off the other.

I bought the pool table at a Year One charity event about 3 years ago. Year One built the silver Nova and the black Bel Air was built by Bryan Fuller (Two Guys Garage). I've attached a picture of the Bel Air.

I'll put some more pictures on the garage up in a few minutes. I do have a security and fire alarm system; my insurance company required both.

Here are a few more pictures of the garage and one on the Nova. The Nova picture was taken at a Year One car show and AJ from Overhaulin was there waiting for her car to be delivered.

Wow.....Beautiful garage.

Can I ask what the chain is for in this picture? It appears to be in place of a gutter downspout.

They do replace the gutters at times. It breaks up the stream of downsput water so it will follow down the chain into a drain of some sort. Some have chains as shown, and other have different ideas on the chains. It's just a unique solution to an age old problem.. What to do with all the water that comes off the house roof.

Yes, it's a rain chain. The water from the gutters pretty much follows the chain to the drain you see at the bottom. Those drains flow through a pipe to a discharge about 10 inches lower in elevation out in the yard. We thought the chains looked a lot better than downspouts would have up against the stone.

Here's a picture of a rain chain at the front of the garage.

I figured it was used to disperse water. We don't have that stuff up north. It would be a huge mess all winter. It is much cooler than a standard downspout.

Beautiful garage!

Beautiful! Keep up the pictures!

My folks have a chain in the back yard, off of a small section of roof on their house in Portland, OR. It works nicely. Freezes in the winter (when it freezes, that is) and looks pretty cool. It feeds into a rain barrel, with a hidden drain to keep it topped off but not over full.

Looks great! Are you planning on using the apartment as a guest house or a place to rent out? for yourself?

Your garage is nicer than many homes.

The apartment is for my kids, grandkids, and other guests when they visit. My son enjoys cars too, so the garage below is for both of us. I'll send more pictures after construction is complete and we get the place set up. Thanks for the comments.
