Gonna submit this to the local code warriors tomorrow or Monday. Take me a month or more before they beat me up. You chance to get in first licks!
Background: Went to talk to code guys about building a garage/workshop. Bought the property years ago before most of the code stuff came into being. Well, seems like now I'm in an "overlay district" subject to a "design review". Nope, no HOA for me! And so...
Go to see them, find out about size limitations (new), talk about that and then ask, since it was a separate lot, about building an open plan house. Get schooled on sprinkler systems required if living quarters are open to garage. Say OK. I'll do it if I have to... Then they say go talk to utilities... Seems they never ran sewage line up the street. Old houses are grandfathered and go out the back to another block but I have to go out front and pay for the city line..$37K to nearest corner or $50K if they go further. Doesn't include hookup!
Planner takes pity on me and we discuss making it like a house, running plumbing to edge of slab for water/sewage and doing some sort of variance. So here we are. Has to look kinda like a house and meet the approval of the committee. I would really like a metal roof (neighbor has one) and vinyl siding (house across the street has it).
I know the refrain TGITDS (The Garage Is Too Damn Small) but it is what I think I can do. Expecting a lift just inside the barn doors. Design is done so that square windows can go below the arched ones and the barn doors can be a bump out if/when it becomes a home.
So outside the requirements, please beat up this design before it goes to far. Pixels are way cheaper than building something wrong.
JPEG has a number of things that should be edited but the CAD *****. You can get the gist of the idea though. 13' carport is so I can pull an RV thru to the back.
