New Garage Build

Well after many months of planning my new garage will be up by the weekend. I contracted someone to pour the pad and driveway about a month ago. Today the custom trusses arrived. I hired a specialty garage builder to frame, shingle and side. They only take a day and a half! I guess you get good at it when you've been building garages for 20+ years and build 50/year.

The garage is just a good sized double at 26 wide x 24 deep x 9 ' walls. It's as big as I could go on the lot. It's 2x6 construction. I've got a mixed truss set I special ordered. I have the back 18 feet of the garage with a tray ceiling type truss that gives me 11' for the middle 18' and 4' ceiling on the sides. This should provide enough room for a 4 post lift (barely). I was really trying to keep the overall wall height to a minimum as the garage is only 30 feet from the house and I don't want to look at a towering wall for the next 25 years. The front 6' of trusses, over the overhead door, has attic trusses so I can put some shelving and my compressor up there. It's a touch goofy and I hope it works out okay. I might have to do some framing myself where the trusses change over to get reasonable access. I think pictures will be required to show what I've done.

I went with 16x8 R16 doors, R40 ceiling, R20 walls, 45000btu Modine Hot Dawg heater, all gas and electrical, drywall and taping to be done by myself. Fortunately I found shingles and siding to match the 50 year old house. I reshingled last year so matching was easy. I had to change all of the power, phone and cable lines from overhead to underground service which involves putting masts on the garage and trenching to the house. What a PITA.

I don't have many pics but here are the first few. The pad is very high because the yard is low as compared to the alley. I'll have to bring the hard elevation up a bit when I redo it next year after destroying it this year. I had to have the gas line redone as it goes under the garage. Numerous trees were also cut down but they were just spruce and lilacs so no big deal.
The 2 year old cedar fence also had to be taken down

That is a nice size garage and I like the 2 x 6 construction and 9 ft walls. Mine is 22 x 26 deep with 9 ft. walls and have been happy that I have the extra foot. Mine though is 26 deep which works out good for me when I put a full size PU in. Since I have a table across the end it still allows me to be able to go around it to work on it. If you are like me you've waited a while to be able to get one so enjoy it and ask yourself why didn't you do this earlier.

nice start to the project. Been working on mine for 1 year exactly and it's just about done. Getting framed and roofed/sided in a couple of days will be nice. I was about 2 months with no sidind then it started snowing. damn weather.

You will like the attic storage space for sure.

Thanks guys. I have relatively small/short cars so I'm hoping the 24 foot depth is comfortable ('95 Carrera, '73 Cuda, '07 X3). I've done a huge amount of restoration work in my attached 12x22 so this will be fantastic. I can't even look in the old garage right now let alone work in it anymore.

By 6 Pm this is what I had. They are behind schedule as the roof should be fully sheeted by now.

Here is some shots of the mixed trusses. It's hard to picture but there are 3 attic trusses on the front end. You see the bottom of the last tray ceiling truss at the top of the picture.

End of Day 1 - It fits

It fits. This car makes even a small garage look a little bigger.

Hey Matt - love the cuda! I just painted my 74 Chally project. Sounds like you're into cars they way I am - resto. Isn't it amazing how these guys can build a garage from scrap in a couple days? Mine is 24x40x11 and was done - right to the siding - in 3.5 days! Wish I could restore a car in 3.5 years!! The room in the roof is briliant - wish I would have done that!
BTW - where in Canada are you? sounds like the same rules I had to deal with in SK.
Congrats on the build!

PS - did your last pic come through? Sounds like you had one with a car in it...

I spent most of the last 1 year trying to find a truss design that would give me the interior height without having 10 foot plus walls. Two truss builders couldn't do it but the third could. I threw in the attic truss mix at the end. I hope 18 feet of the vaulted truss will be enough for me! If not I'll be modifying trusses. My garage looks pretty normal from the outside but it will be quite spacious inside.

When I go home tonight the garage will be finished. I'm not sure if the big door will be in or not. That will be 2 days total which is real nice. Now I have to get the interior done before our Edmonton winter sets in. Hopefully I've got more than a couple of months before it hits hard.

Cool and congrats!
Any layout of the interior for us to view?

Thanks. I've got no sketches but here are some of my plans:

I will be adding a 4 post lift in the right bay and my wife will park on the left as access is easier from the alley.

This leaves the far right, near the window, for work benches and cabinets.

The attic room will be used for my compressor and perhaps some shelving for seldomly used supplies, left over Mopar parts, etc.

I will install some air lines overhead for a roof mounted reel and put some quick connects on the left and right walls.

I'll have 230v for the lift and a welding outlet.

I am getting a Liftmaster wall mount opener.

I've got to order $2k worth of drywall and insulation and mud ASAP if I'm going to get this done anytime soon. I'm not looking forward to all of the taping but I need to save some $$$ somewhere.

Day 2

Garage is finished now. They took a little longer than expected and needed 12 hours to complete. I am very happy with the overall design (me) and quality of work (them). Their build quality and pride shows. Now the work begins! The power line is resting on the roof so I have to get the electrical done and run the overhead line to a mast ASAP. The fence needs to be put back up and a new gate has to be put in. Hopefully I will have an overhead door in the next 3 or 4 days and eavestroughs later next week.

After spending some time in larger garages lately I was beginning to think that 24x26 would be tight. I think I will be happy with what I've got here. None of my vehicles is very large although I haven't had the Cuda in there. I'm sure a 4 post lift will change things a little but I really need to ensure that I don't store stuff around the perimeter.

Also what did you mean by these specs... Is the middle 11' high and the sides are 18' high... That makes no sense to me... :lol_hitti

The middle is 11' high and the sides are 9' high. The middle section is 18' wide x 18' deep. I don't have any plans. The truss mfg gave me some truss dwgs but that is it. Since I had someone build it I don't have a breakdown in costs except that the trusses were $2k and the framing, siding, shingles, doors and opener was $14k labor and materials. (no electrical, insulation or drywall).

Thanks for the info. Mind posting up the truss dwgs?

Who made your trusses? I had Northland Building and Truss make mine. I went with all attic trusses, so far so good nothing has fallen down :)

Westek built the trusses. They were the only ones that could come up with the design.

Updated pics

After a ton of work I've finally started moving in. Attached are some pics with the cars inside to give an idea of the room with a 26x24. All I've got in apart from that is the new Ulti Mate cabinets and my compressor. Overall I'm pretty happy with the room even after spending half the summer in my buddy's 30x32 garage.

It's hard to get good shots showing the dual truss design without a wide angle lense. You can't see the Epoxyshield flake floor or the light gray walls either. It's a good color and seems to be quite relaxing. I hope it helps me stop throwing tools. :) I'm sure most of that comes from working in a 12x22. Now it needs some serious decorating.

I can send them to you but I am concerned that these could not be replicated at home. I am doubtful that building your own trusses will yield trusses that are as strong as the factory built units. They use jigs and computer controlled cutting machines. These trusses are heavy too. They have 6 inch and 8 inch bottom chords.

Nice idea for the trusses. I am in the framing stage of my garage build right now, with a similar size (22wx26d, plus a carport on one side), and I wrestled with this idea for a while. I ended up going to 11' walls with attic trusses for the whole thing as my house is relatively tall (so it looks appropriate).

Unfortunately, I am doing it all myself, so my progress isn't quite as quick as yours :)

11 foot walls and a flat ceiling would have been way easier. :)

Would you happen to have a material list for all the lumber you bought? That would help me a lot. I am building my garage the same as yours except for a different garage door and I am doing all the work but the concrete my self. I will be in Arkansas so no one should notice them being the same. :)

Also how high is it from floor to ceiling in the tray section? Thanks again
