Journal Friends,

I am building a new garage for my first time. I am currently in the design process and nearing the end. I tried to attach the plans but am having trouble. I did attach a picture of what it will sort of look like. If you would like to see the plans I can email them to you. I have a few questions I hope you all can help me out with. My questions are:

1.) What size garage doors should I go with? 10x10 or 12x10?

2.) What ceiling height should I have for the garage? 12' or 14'?

3.) Is it worth sloping the garage floor for a drain?

4.) What have you used for lighting, ventilation, HVAC? I do have 2 ceiling fans in garage.

5.) What have you done with air compressors as far as sound proofing?

6.) what have you done with the concrete flooring as far as paint etc?

Also the current size of the garage and living space is 44'x44'. Now I am going to add 6' to the garage making it 50'x44' which I hope will be big enough! Leaving the upstairs at 44'x44'

Please any advice, suggestions, or problems you ran into building your garages would help! I thank you in advance.

I would have some sort of plan for some sort of a car lift...I would go with as much ceiling height as $$ possible...you do not want to have to remember to tell your brother to close the hood of the car before he raises it up...might forget

Since you are going to have a second floor, I'd go with the 14' walls. 10' door hgt. should do the trick, but as wide as practicable. I've always liked the steel roll-up doors that take up little space, rather than the sectional type.

I am looking at building the exact same thing. Just working on what needs to be done for fire barrier between the garage and living space. I also want to redesign the living area a bit. A few people have told me the top floor will be "bouncy" as the span for the joists is 30'. Any other info would be great.
Thanks
