16X8 Garage insulated door with thermal pane windows, side mount opener with smart panel
Liftmaster brand with app on iphone
6” thick concrete pad with 2” foam and rebar under pad
¾” T&G Plywood floor in loft, ½” T&G Plywood roof
30 yr Architectural shingles with ice shield
Closed cell spray foam in 2X4 walls and vaulted ceiling above stairway, Rocksol in loft ceiling
60A Service (2ea 20A for Mig/Portable compressor, 1ea 30A 240V for 80gal compressor)
6ea 2’X4’ LED Panels 5000 lumens ea in garage ceiling
3ea 8” LED Zero clearance in stairway, another 3 in loft
LED under cabinet lighting
Thermal vinyl windows with grills and transom over 36” man door to match house
Tan vinyl siding to match house (special order 4” lap versus 5” lap used today, 2-3 month delivery)
Mannington VCT on floor with dark tan border, light tan for majority
Walls in tan with white ceiling to reflect light
Stairs are steep (approximately 50 degree angle) undecided on style/build
Installed 5 wire smart thermostat wire for wall mount natural gas furnace
Building has co-ax, phone and Cat6 wiring throughout with a 5 GHz wireless network
Have a 40” Samsung to go on wall above cabinets with a back mounted Windows 10 laptop
All controlled via Bluetooth

All of the above can be controlled via app on my iphone, ipad, Imac or Macbook pro
Have chosen Black Husky cabinets to match black 80gal compressor
Will be 2 ea upper/ lower on West wall, 2 ea upper/lower on south wall with 3 ea 6’ on south wall
5’ rolling island with steel worktop and black cabinets underneath

Built garage to store 2008 black Chrysler Crossfire roadster and to restore a 1960 Sunbeam Alpine
(Bought 2 Alpines, one is parts car)

Regrets
I put the plans on computer with a picture of house to determine size and scale, matched pitch on
Old garage which is behind new, has been converted to home office/computer work shop
Wanted enough room between garage/neighbors fence to get a pickup through to back yard.
Wife wants formal courtyard between house and garage
With all that in mind I wish I had 2 more feet in length and the same in width. I also wish I had increased pitch to accommodate higher ceiling in loft. I am 5’8” so fit OK but would have liked at least 7 ft ceiling in loft. Increased width would have decreased steepness of stairs.



Costs are all in Canadian dollars including HST which is 13%

$ 9,800.00 to excavate, prepare pad, forms, foam, rebar, concrete, backfill and remove one third of existing driveway
$ 3600.00 framing labor
$ 2900.00 Trusses and Laminated beam over garage door
$ 2800.00 Garage door, side mount opener and installation
$ 1600.00 All roofing material and labor

I have spent a total of 32,000.00 to date to get where I am at the moment

I did the wiring (I am IT Professional), passed both inspections no issues
I rented a brake and trimmed door frame (I will be doing siding/soffit/fascia)
I am doing the drywall
I purchased and installed windows/door
I may be doing flooring, it will depend on quotes (I did a lot of the work when we gutted and renovated home)
I have renovated rental property we have bought and sold
I do own all the tools to complete renos (table saws, compound miter saws, routers, nail guns, drywall lift, tile saw to name a few)

I didn’t do the forms, framing, etc due to a lack of time this past year

Trusses were delayed 2 months, pad took 1.5 months from start to finish, framer showed up 4 weeks late, put walls up, didn’t show again for 3 weeks to finish framing and sheathing

Electrical inspection people left my paperwork on someones desk, delaying inspection resulting in re-scheduling spray foam, delay was three weeks

Building Inspector set up an inspection date, didn't bother to show

Concrete guy trowelled in a 5” wide slope at garage door, I didn’t ask for it. It is not level resulting in us having to put round foam inside weather-stripping on bottom of garage door to ensure tight seal, it is also going to cause a hassle when laying out floor tiles.
I have found numerous minor framing issues which I have repaired or accommodated for when dry walling. I am happy with spray foam and roofing contractor.

Would like a heads up from forum members on any vct tile or Husky cabinet deals. Pricing in Canada is more expensive than the US as is the tax rate. I am also finding product availability versus the US is reduced here in Canada. I have ordered online but shipping and exchange rates are an issue.

I thoroughly enjoy following this forum but haven’t joined until now as my garage progresses.

Flooring, cabinets, etc
I am still undecided on stairs, we wanted the loft to store things which is why I wasn't looking at spiral staircase
I am now considering spiral staircase and then installing a winch operated lift as I have viewed on this site to get larger items into loft, time will tell

The contractors I used for the pad and framing are considered the best in our little town but I was shocked at the pad final bill, we had words to say the least.
Yes everything in Canada is expensive along with the tax rate. I expect the final tally will be in the 40K range not including replacing the entire driveway at an estimated cost of 8K

The quotes I've had for a single car garage are coming in around $20,000... so yes, construction costs are pretty high up here.

While the total may be high... Not only is his tax rolled into his total, there is also the US/Canada exchange rate to consider when comparing price to US prices. May not be as far out of line as one might think on a quick look.

Having said that... He can legally drive at 100 in his cars! :)

They finally showed up today to replace the dented panel on the garage door. The second to last panel on the garage door had a dent from shipping when installed. I refused to pay the balance until it was replaced. It has been about 2 months since installation so I suspect they will be happy to get their money. I was worried about the color lot when replacing one panel but I cannot see any difference.

I have halted all activity on my new garage build other than waiting for the siding to come in. We have just learned our neighbor has sold part of his property and the developer has also purchased additional properties. There may be a significant multiple dwelling unit going in one lot away from us. If this gets through the planning process we are going to sell. After almost 30 years here we are very sad to be contemplating selling but cannot see ourselves living that close to a large unit. The neighbor is a Lawyer and gave us no indication that this may happen. Our other neighbors had no idea as well and are also upset.

Sorry to hear that! If a development is proposed I'd recommend attending all public meetings and even speaking at your town council in opposition of any proposal that doesn't fit the neighbourhood "vibe". Try and can get some neighbours onside as well. Good luck.

Don't forget the Canadian dollar is not valued the same as the US dollar.
32,000 $CDN = 24,045 $US.
