New garage - cracking concrete

I know, there are two types of concrete, cracked and the stuff in the truck that's going to crack.

However, this was after 1 month and before the cold weather. I'm a little pissed. The nasty looking one is right when you walk in the door and is the 1st thing you see. It appears there is settling. They are sending someone out to inspect and repair.

They also never did an isolation joint between the driveway and garage apron. It's cracking there now as well. Did not include pics of this.

Anything I should be aware of or specifically ask for?

This is the same crack as the nasty one near the door, extending outside.

I hate that expression. It's a cop out used by second rate contractors who don't know how to do it properly - contractors like yours. There is no reason on earth you can't build a typical residential garage without cracks especially nasty structural cracks like you have.

You are correct, the big ugly crack in the first picture and the little divot in the second were almost certainly caused by settlement in the sub base. The crack in the third picture looks like a random shrinkage crack. All were 100% avoidable.

Unfortunately, there is no good way to fix any of them. I don't often say this but I'd sue the SOB and try to get it ripped out and replaced. Sorry for your predicament and good luck.

They fixed today. Crack went all the way through. It that area it was probably 5". They put some expansion joints in so I should not have it run across the door again if it cracks again. When I epoxy coat the floor, should look OK.

My 30'x40' pole barn floor and 30'x3' apron across the front are 5 years old and crack free.

I did the sub grading and compaction myself and had trusted concrete finishers (friends from work) do the pour. They came back less then 24 hours after they poured the floor and did the 1" deep relief cuts, and poured the apron in a separate pour.

Done right concrete should last a very very long time. Yours was not done right. Either wasn't cut in time, or most likely poor sub grade.

Well.................it get's much worse.

I did not move anything in the garage since it was built because it was too cold. Since they fixed the crack, I started working in there and found a whole bunch of problems. I will start a new post on the problems but fear I'm going to small claims court unless they fix it right.
