New garage finally! 60x80, part open ceiling, part has 2 stories

2 years after leaving my old house with a nice garage and 2 years of fighting with the town of my new house I am finally going to build a new garage. Total sq footage is just under 7000. 40x80 open 18'ceilings, 20x80 is 2 story for various purposes..

Here is where its going:

The tree line separates the house and garage on the property. Can never have too many trees in arizona heat.. ;)

Yes, several hurdles to get over. First was the HOA thinking by the government that all buildings in an area must look the same. Most cities are adopting this type of thinking without looking at different zoning. In my area it meant if you wanted to build a "horse shade" it had to be same style, engineering, materials, colors, etc. to match your house. Most would put up a metal shade but mine was required to be a tuscan style horse shade, stucco exterior, concrete tile roof with same tall pitch of my house and painted same colors. This requirement required a change to the town code voted on by council. Once over that hurdle smaller things came up like can't be over 3000 sq ft in a single room (IBC 2012 rule), can't have accessory building in the front half of your lot, and most recently, floor level of the accessory building must be same height as the floor level in your primary residence (FEMA code).

Many other smaller ones but those were the tougher road blocks. We are moving forward now in spite of these so the "process" to be heard and reason did work just takes time and money..

Which code is that and what is the intent of the code? Is it because there is living area in the "garage"? Is it flood plane or flash flood driven?

It looks more like a warehouse compared to my shed I use for a garage:drool:

I too am curious as to the reason behind the FEMA code. :headscrat

I can't wrap my head around local jurisdictions telling folks what their projects must look like. That's ******** in my book. :thefinger

I do not know which FEMA code it is but that is what was stated. I met with the Sr. engineers at my location and after walking the area they made some adjustments which were acceptable to get us back on track.. My house is on a high side of the property to the left (not visable in photo) so they originally wanted the garage floor at the same level which made it stand out 3 feet in the middle of the field.

I am not in a flood zone so that did not apply but it in AZ we have a "100 year flood" rule that basically says you can hold the water of our biggest rain storms within retention on your property. I have 3.5 of 5 acres of pasture that holds way more than the requirement so that wasn't an issue here either.

That's very strange to me and makes no sense if you're not in a flood plain. I just looked through some elevation requirements in the FEMA code and everything I read dealt with required "Freeboard" above the "Base Flood Elevation" (BFE). Very strange.

Thanks to the positive comments!

I plan on keeping secret squirrel stuff in there.. lol.. actually just normal stuff like cars, tractor, trailers, boat, quads, and other assorted toys.

Capegls, there is a kitchenette going to be in the second floor as well. I have a 23 year old going to school that wants that space.

Floor trusses in place. Closest area is a studio area. In middle you can see gap where stairs will come up. Past that is all second floor storage. Truss engineer built them to hold 100 psf instead of std 30 so they are pretty solid.

Sorry for the delay on work. The second floor walls are going up.


Here is a pic looking down from studio area on second floor. Doesn't look too big until you see my 15 yr old son at the far end walking in and the building dwarfs him.
