New Garage from Ireland

Hi all

I had a thread previously for the garage at the house I bought about 5 years ago but im starting a new one for my new project.

So basically we got the planning permission passed for our 1800sq/ft bungalow and roughly 700 sq/ft garage back in the summer.

Here is my site layout, we changed the garage layout slightly. Originally the garage was to face the road an the builder said that it would be better if it faced the field in case I wanted to extend it at any time.



These are the plans of the garage itself, we slightly altered these on site as well to be 10m x 7m with the two doors on the 10m side. There will be attic trusses used so that I can have the full of upstairs for my office/chill out area.



This is as far as I have got with the garage so far as the builder is focusing on the house to get it finished.





And then this is the house as it stand at the minute







We hope to get all the block work finished on the house by the end of next week and get on to the garage.

Nice plot. That will be a nice sized garage indeed. You have your hands full getting both a house and a garage the way way want them :)

Thanks Koje.. Yeah im lucky that we have just over 5 acres around my home house and I think I have about 3/4 acre taken for the house and garage at the minute.

Its going to be a long year but I cant wait to get the roof on the house and the walls and roof sorted on the garage.

Enjoy your build. I'd put some type of drain tile around your foundation since it is below ground level.

because I changed the orientation of the garage I still have to get the digger man to come back and reduce the level at the front where the two main doors will be so that I have some turning room and then also at the top side as that is where my oil tank is going to be.

Its not on the plans but after the founds went in for the garage I added another 5m x 4m foundation to the right hand side of the main doors where you see the level reduced and this is going to be my wife's salon.

Well work on the garage has finally got back on track.

The walls are about half built at the minute. The builder is focusing on the garage for the rest of the week so by Friday they should be ready for the roof trusses.

Planning restrictions. The garage has to finished on the outside the same as the house.

So if I went with a timber frame it would still have to be clad in block so it could be rendered and my father in law is doing the building work so it was just as easy to build the whole thing in block.

Didnt get over last night but builder told me they have a load of blocks arriving this morning to start the gables so they got a good bit done yesterday.

I have the pedestrian door ordered along with the house order which is arriving 16/01/17

The builder (Father in-law ) had a window he removed from his house during the summer when they put in patio doors. So he donated it to me.

Just have to source the two roller doors now.

Bit of progress made over the holidays.










I was up at the site last night and the builder has both gables fully built and he is setting the wall plate this morning.

Roofing next week.

Good progress.
I see 3 wires on the pole in the background of the last photo. I think that means easy 415v 3 phase power if you need it. I'd be dreaming about lathes and mills.

Yeah there is 3 phase electric behind me as there is a tyre depo and fuel station just over the road from me.

The roofers are starting work on the garage on Monday I think so should be water tight in 7-10 days. It seems to take ages as ive went for natural slate instead of the concrete interlocking tiles.

I went to see a persons house last Saturday and he had a 10mx6m garage and he also has trussed roof and the space that is up there is great.. Nice big man cave to complement the garage

Trusses are stood, felt and lathed and slates were started yesterday.





Its a great big space, and upstairs is going to be great aswell.



Slating should be finished by Friday and then I just have to wait on the plasterers to come to do the house in a few weeks and get it all rubbed up..

I have a company coming out this week to price for the roller doors and the pedestrian door is made but im having it installed when the front door of the house is installed.

It will be to the right hand side of the pedestrian door as you come in.

I haven't got them to do that part yet, Im more worried about getting it water tight and plastered.

At one time natural slate roof were commonly found on higher end houses in the USA. Today, for the most part, they are only used on renovations. Making and installing them is labor intensive and that drives the cost beyond the reach of most buyers. Interested in seeing yours go up.

Yes here in Ireland they are the most expensive way of covering your roof.

Here unlike the USA we have a limited amount of roof covering materials that we have available as we have to import most of our materials like this.

These are a Spanish natural slate (Vigo range) the other choice we have are concrete tiles and although they are half the price they fade and break easily after about 10 years. These slates are structurally guaranteed for 50 years.
The slates for the house and the garage were nearly £11,000 that includes the clay ridge tiles and the copper lined ridge roll and we also got a special made verge trim as I didn't want any fascia or soffit boards on the house or garage.

The slating should be finished tomorrow and should make a massive difference to the appearance.

I will get some pictures on Saturday in the daylight and post them up.

Ive also been looking at bench and tool boxes .. soo looking forward to fitting this garage out. :eyecrazy:
