New garage has finally begun

Hi everyone, I haven't been super active here but wanted to post my project. If you have questions, opinions or suggestions please feel free to say so!

I started thinking about building a real garage about two years ago. When we decided to move in late 2015, the home we purchased was selected (among other reasons) for it's nice big lot. After speaking with the city and confirming that I could build the detached garage I wanted, I was sold. The home had a 3 car car port already. Nothing really fancy but having covered parking for the "regular" cars meant the detached garage would be my project paradise.

Fast forward a bit to 2016, turns out that the rules are different depending on who answers the phone at the city office. After consulting with my chosen GC and a third party inspection company, I can't build the detached because it would have to be 30' off the side street putting it pretty much in the middle of the backyard.

Already bought the house, so the only option was to demo the car port, remove pretty much all of the concrete and build a new attached garage. As it turns out the garage will be a lot nicer, but will have to house both projects and daily drivers so the actual usable space is down a tiny bit from what I originally had in mind. Oh, and the cost went up by about 20k, that hurt.

After a severe hail storm in spring 2016, fighting with the insurance company after they only paid about half of the damages, then getting laid off and a million other things - Now it's February 2017 and I JUST got the final check from the hail damage and have secured a new job that I am starting next week. Well, we started on Friday (Feb 17). FINALLY, I can't believe we're making this happen.

After finalizing the hail damage payment with insurance (but before getting all of the money..) I went ahead and had the new roof built over the front room and had the shingles replaced. The new roof was part of the original garage plans which I had intended to do all at once. The flat roof sucked, was old and leaked. Due to the impending layoff I decided to wait on the garage but needed to do this roof stuff sooner rather than later. The contractor said it would be no problem to do this and then add the garage later.

And then on Feb 17 and 18, demo was started and just about finished.

They're hauling off the old driveway chunks Monday and I believe we should have the new concrete poured sometime this week.

I'm trying to decide on a floor coating right now, I want to apply it as soon as possible after construction is complete. After that I will install a two post lift and run air lines for the compressor.

It looks like this room that the garage will be attached to was the original one car garage. That room has a sub panel and almost the entire house was connected to that. I assume that was originally the main panel and was later converted to a sub when the garage was converted to a bed room.

I had the main panel upgraded from 150a to 200a several weeks ago and I replaced almost all of the wiring (had no ground, the home was built in 1951) with modern romex while re-arranging and moving circuits from the sub panel to the new main panel. Now the sub panel is free for use as the garage panel. There is a small work shop type room there between the new garage and the front bedroom where I ran a 10/2 from the main panel for my new air compressor - a Puma 60gal 6hp single stage.

This way I can keep the compressor from making too much noise in the garage. While doing the wiring in the crawl space, I found two very long runs of copper pipe that has apparently been replaced but was left there. That will be a good savings for me when I plumb the garage for compressed air since I can just pull it and re-purpose.

Just a note for others in this same situation.

The rules don't change unless the governing body changes them.

What various people might tell you can vary.

The real information is in the zoning map and ordinances which can often be found online.
