Long time lurker here. I am currently building a home and it's scheduled to be completed in a month. I have a new garage floor (unsealed) and it's 825 sq ft. I have been trying to read through numerous threads and websites trying to figure out the best option to go with for my floor and frankly, it's confusing as there are endless options and prices. I'm hoping some of you, as well as some vendors can chime in and offer me the best solution for my needs. I do not like the plastic tiles, so that option is out completely.

-Approx. 825 sq ft.
-Must stand up to mechanic work (oil, brake fluid, jacks/stands, etc.)
-I live in the Midwest so we do have salt and cold temps
-Price conscious (I'm on a cop salary so I can't go crazy on cost. I understand I have to pay for quality, but can I get this done for $500 or under or am I being unreasonable?)

Let me know what you guys suggest and hopefully some vendors can help me out. Thanks ahead of time.

I understand I am limiting myself, but I'm willing to go a bit higher if necessary. Maybe you could PM me some details of what you have?

I'm also open to either a sealer or epoxy, if that helps. I just need something on there that will stand up to the rigors of working on cars.

I have the utmost respect for what you do and what it means and the pressure those in your profession are under. Forgive my delayed response but I need to check something before I posted this. Obviously I can't do this for everyone, but :)

A two coat Rust Bullet system would normally run $529. I would give you a three coat system for $500. That includes anti wear in the final coat.

I would also do a high solids epoxy system for you at the same price. Primer, 97% solids epoxy and urethane top coat.

If you prefer a sealer, which is not going to show the wear but also not look like anything, I can get you there too. Just call me personally.

Hi lurker, lol. We have a hydraulic shop that we opened about 11 months ago. The first thing we did in this building was to lay down an epoxy floor. We had 3500 sq' to cover. We spent about $1700 just for the paint. We borrowed a really nice sprayer from a friend. Results are fabulous. Everyone that comes in our shop remarks on how clean everything is. We spot mop every day, and give a good mopping to the whole floor about 1x a week. Oils and greases, fluids, all that junk come right off. Now, here's the thing: you have to have a very clean concrete floor before you spray the epoxy. We spent about 2 days just super-cleaning the floor, rinse, repeat. Then when the floor was very clean, we mopped it with a weak vinegar solution. The vinegar lowered the pH of the concrete so that the epoxy will adhere better. We have talked to other people who have laid epoxy down, and they complained about peeling - we don't have that problem. if you go the epoxy route, preparation is everything.

We bought our epoxy paint from BLP Paint. Sherwin-Williams sells it too. We bought the gray color because it was the cheapest, but I saw a shop with a green epoxy floor and it looked like grass. So pretty.

Hi
You might want to take a look at our SPGX, cost is around 50 cents/sq ft after GJ discount. Super easy to apply and very, very resistant to fluids and such, and much stronger than any 'sealer'.

Where is SPGX on your website? I looked and can't find it. What does it stand for? Can you give a direct link to the product?
