New garage quote

I just got a quote for my new garage, $15,500. 26 x 30 stick built, steel roof, 16 x 7 door, man door, includes site prep, footer, rat wall, floor, and gigging the trench for electric. I think it is a pretty good price. It from a contractor I have used before and was happy with his work. What do all of you think?

I think that sounds pretty fair. For comparison, my buddy and I built his 18x24 stick frame ourselves for about $12000. Now to be fair he did a lot more "fancy" extra stuff like thicker concrete, higher priced siding that looks like board and batten, his garage door was a couple grand for an R10 insulated door with windows. Oh and a few grand for beer and pizza :)

Considering a local contractor quoted him about $30 000 for his build, I think you've got a good price.

A quote is a quote, a contract is a contract, you did not say anything about depth of footing, thickness of floor, (I'm guessing concrete) type of siding, electrical, insulation, interior wall covering, fixtures, painting. Even if you have used him before, you are only going to get what is described in your quote or contract. Read, read read. Good luck, but for that size it sounds cheap in more ways than one!

I am finishing up a 24x30 stick built garage right now, I am using the door off my attached garage that I am turning into a room. Where is sits now which is siding done, man door in roof on and dry hung I am in 9000 dollars as of right now my quote was 14 k.
So the quote sounds about right to me.

I just did a 30x50 w/ 10 ft walls.
complete start to finish ( no inside electrical)
was less than $20,000

steel roof, 2x6 walls , scissor truss. hardy board siding.
16x9 sectional door,
42x96 man door.
had quotes for over $30k

shopped around, found this guy, who was hungry,
and had excellent references.

i've gotten only high quotes so far for a 32x44. i know about what the material & concrete will cost, so i guess they're planning on retiring to a pacific island.

bid the job verbatum to a couple other contractors if you really want to know how his number is, if you trust him and have previously worked with him before just hire him

As Said get a couple more quotes to base the judgment. Try to go with a detailed quote. This is where some will scam extra costs into the final bill, like disposal, insulation thickness, and types of material used etc...
For your location and from what others have said for their location it sounds good.

As some have said, I'd LOVE to get that quote here in Southside Virginia! I've gotten the same price, but WITHOUT floors or trenching. Based on your previous experience with this contractor, sounds like a good deal!
