First off, I would like to say this is a great site... I have learned alot surfing around.

I am building a 24x36 with an 8x18 door in the 24' side. It will have a 5/12 pitch roof, be brick on the front (side with door) and vinyl the other three sides. Please read the below and see if I am missing something....

- 3000psi 4" thick floor with vapor barrier.
- tyvek type stuff wrapped
- ridge vent in roof
- 50 electric service with a 220v plug in garage for welder etc.
- service door on side
- two windows
- 9' walls
- framed for drywall (will insulate and drywall myself)
- mini split 2 ton heatpump (I am in KY)

Also, I am trying to decide if I want floor drains. Any thoughts?

All sounds pretty good to me. I'd add vapour barrier between the insulation and drywall and I suppose it's better to have a drain and not really need it than to need one and not have it? Easy enough to put it in when building - not so easy after.

Windows? Think about security, will people be able to see your stuff when you're not around?

with that size, I would bump the panel to at least 100 amps, you would be surprised how quickly you use it. Especially since that split heat or air will easily use most of that...leaving you with a couple of lights and a couple of outlets.. you will max out your 50 amps before you even get to the welder outlet.

The cost to do so, now is pennies, when compared to redoing it a year from now.

I agree with going with atleast 100 amps. A 220 welder will use 50 amps by itself. I am putting 100 amps in my garage, 50 for 220 welder, 20 for my small welder, 15 for outlets, and 15 for my lights, garage door opener and heater fan.

You may want to see what it costs to have pros insulate or drywall. I'm in the middle of a build, just checked and for not too much more than the materials cost I can have pros do it.

I have a final quote of 22k for the above (see initial post). This includes about 800 sq' of exterior concrete for pad and drive, an insulated 8x18 garage door and all exterior stuff finished like gutters, vinyl, etc. It does not include the heat pump... I thought this seemed like a good deal for a reputable builder...
