Saw this forum, looks like a good resource for me. I recently retired after 25 years in law enforcement. Took the last few months to get reaclimated to life & deciding whats next.

I'm building a 42X32 two bay garage, 12 ft ceiling with radiant floor heating, as well as an office area, small lav with a corner shower, and an enclosed mechanical room/storage area.

A 20' apron on the front as well as a 12' strip along one side will be paved. It will be utilized as a detailing business for a 7-10 year period after which it becomes my repository for our accumulated toys.

Need suggestions on lighting as well as what are the best options for hot water in a part time radiant floor heat situation, as well as what size boiler, oil vs: propane, etc.

Thanks, looking forward to the advice.

OT: i don't have all the answers for your garage build which sounds awesome by the way. i can tell you that if you move it over to the garage gallery and start a thread there and maybe another thread on the lighting area that you might get better answers. it might have already been discussed so take a little more time to do some reading and you might find your answers.

you might want to put a general location of the US in your profile since building codes are different and allow or won't permit several options.

i have heard that some lifts need a ceiling height of 12.2 inches which i know adds some expense so check that out before you confirm your 12 foot ceilings.

welcome and look forward to hearing about your garage build. I usually hang in Old Tools, but would like to move and build a big shop some day before i'm too old.
