Hi new here but already see a lot of good useful information. I'm looking for plans to build a 40x60 with 16' ceiling on 40x40 and then 10' ceiling on the other 20x40 with a 20x40 apartment above. any ideas.

Hello twolabs and welcome to the site.
It would help a great deal if you put your location into your "profile" so we have some idea where you are.
As I said to another new Washingtonian member here a few minutes ago, if you are planning on building a garage I do hope you are not in Mazama Pocket Gopher territory.

I have set of plans for 40x50 with 16' walls. It's engineer stamped for Washington. I got a permit using this plan. EMAIL me if you want a PDF.

YUCH: how did you end up with a set of plans approved here since you are back in the midwest? did you live here a few years ago and did you build the one on your plans? any pictures? stick or pole built? or steel? i'd love one bigger, but i can't move too far out of the city and stay married if you know what i mean.

Oops, apparently I hadn't updated my location, now updated.
I moved back to Snohomish county a year ago. Tried Pittsburgh, Indianapolis, didn't like it.
I did the CAD drawings, had an engineer review, he called out shear wall info and stamped it. I got the permit in November and just now started the framing today. I was going to do it myself, but found a guy that was affordable.

Welcome from building in Olalla but currently living in the San Francisco area. We were up there this pass weekend and already miss it.

Just met with the Architect yesterday and should have my plans in about a month. Thanks for all the information looking forward to get this going.

I used nlolson.com out of Port Orchard to do the SDAP and they stamped my drawings.

It took almost 9 month before the county signed off on the permits.

TL: how did you pick your architect to draw up the plans or maybe it's a guy or gal that just does garages? care to share what the cost of just drawing up the plans are and does this person take you through the permit stages until you have the permit in hand or are you using them for the entire project?

have you already picked your contractor or are you the contractor and how much work are you doing yourself?

Wow! Lots of Washingtonians here so rather than start a new thread I'll just introduce myself on this thread.

My name is Joel but I use the name Furd all over the Internet. I live in Bothell and used Greater Seattle as my location because I thought few would have even heard of Bothell.

I'm retired from design, construction and operation of steam power plants. I currently am building a battery-operated riding lawnmower as my health permits.
