Great forum! I have been doing some work in my garage and have reached the point where I want to redo the floors now that I have painted the walls and organized most items. The house was built in the mid 70s and I assume this is the original slab. The concrete is in great shape overall. Standard two car at about 500 sq ft. No cracks, but a few small gouges I need to patch prior. Nothing major. The kicker is this is a rental property but I will likely buy down the road. But because it is technically a rental so I am apprehensive to spend too much money.
At this point, I am stuck on trying to decide between a 1 part epoxy paint or full epoxy. I had also considered tiles and even outdoor carpet. I was set on trying a Rustoleum product from big box store, until I found this forum. HA. The floor does need a good amount of prep. There are paint drips and over spray from the wall painting. Mostly around the edges only. My plan was to power wash, concrete cleaner and then etch. But should I be considering diamond grind instead? I can post pics if you all want.
Let's talk about use.. Really, I only use for toy storage and not vehicle parking. I have a couple ATVs, side by side and a motorcycle. Plus three toolboxes that are on wheels but I do not move around much and they are not too heavy even with tools.. maybe couple hundred pounds each. So I would say the garage floor would be light use. I am also in MN where I may need to take into consideration the climate changes.
I was thinking of spending under $500 with prep, etc.
Thoughts?
PS... if I decide 1 part epoxy paint I was going to use primer and a clear with flakes as well.
