Good morning, I recently found this web page and needless to say there has been some great designs and fabrication. I am interested in building or should I say having a garage built for work and play. I want a 20x30 to and figured living in a residential area that a stick building would be the way to go. My question is to subcontract the jobs out (excavation, footer, foundation and (7) coarses of block) I am finding a hard time with getting coonsistent quotes. I have been quoted between 8-12k for just the foundation which would consist of: excavation, 7 tiers of block, footer, 5 inches of stone, 6 inch pad of 4000 psi which will be reinforced with rebar and the hangers in the block to mount the stick build. Does this sound right?

There are many facets of the job that I could do but, I am looking to see a breakdown between materials and labor. I was thinking the best route would be get a materials list and then just pay for labor.... probably could offset with working with friends in some aspects. I would like to have (4) windows, entrance door, garage door is going to have to be larger to accomidate a full size truck, work benches, motorcycle and lift, quad and some tools. I was hoping to do this under 15k does this sound reasonable? This would be a rough build.... exterior only, I figure electrical, insulation and finished interior would be something I would do over time.

The only way I can see you getting that kind of bang for your buck would be if you build a pole barn, and pour the slab with an experienced hand after it is built. A pole barn with a Gambrel storage truss roof would go up fast and look nice.

When I did my barn, I poured a monolithic slab over gravel with a deep outside edge and rebar. I stick built it myself. I like my shop, but there are some real advantages to a truss roof and a pole barn type building. Cost is the big factor here. With a pole barn, you plant the posts, and you are building.

Years after I built my 30x26, I put a pole shed off the side, 26x22. Materials cost was under 3,000.00, and I had it built in a month of weekends, with a couple of teenagers. I rented a backhoe for 300 bucks to dig the holes. You could do this, but you need at least one handy guy who can build, and is commited to this project.

I have also framed all the walls for big garages in a few days, and had a crane come to put up the trusses in a morning. But you need footers dug and poured. You can get the slab later, but there is still the cost of the excavation, and the foundation walls.

Double your estimate for the rough garage, and you will be closer to the mark. Or call a pole barn expert, and see what they say. They don't have to be ugly.
