New here and confused

So i tried searching and it just got me more confused. I am trying to build a 30x50 shop. Want to do it as budget friendly as possible. I have a very annoying neighbor so I definitely need permits and all that. Anyways heres the only "wants" i have since this will be 2/3 indoor garden, and 1/3 garage.

- at least 1 garage door that is 10ft high
- 1 walk in door
- doesnt need to be insulated since my indoor garden will be framed and insulated


now heres my questions if anyone could answer

i know i need my drawings to submit to the permit place and then they send out someone to survery.can i get pre drawn stuff with a metal garage?

trying to do it as cheaply as possible. does 15k sound like enough for the permit/concrete base/ garage?

has anyone dealt with the permitting place in western washington? looks like just the permits with the site inspection is going to be around $1000.

any help is appreciated, and sorry if i left some crucial info out im still new and allowed to make mistakes?

o btw i can do most work by myself i own my own boom truck and pretty good around the house.

YOU will have to provide a diagram of you lot and where the building is in relationship to other buildings, lot lines etc. To do this you will most likely have to have a survey company do a plot survey with all that information. Here in IL survey cost and permits would be a little over $1,000.

You should be able to go on line and see what the building requirement are, along with all the required forms to fill out for the permit process.

I bought a kit from a local pole barn builder and made a part of the deal that they provide the permit. They run these things through the system all the time and the cost was $50 above the price of the permit.

If a low price is what you are after I would think a pole barn is the way to go
That is provided you have a pretty flat lot to work with
A pole barn would not require much in the way of excavation or concrete
You need to take a trip into your local building dept and learn the specific requirements of your town, each town has its own requirements in regards to wetlands, setbacks, roof heights.... the list goes on and on and no two towns are the same.
Find some one in the building dept, they can tell you what depts you will need to speak with as well as clue you in to their own requirements

The only solid advice concerning what is required is going to come from someone who lives very close to your location or by calling the appropriate government office and asking. What costs $1000 where Higgins lives is 50 bucks here in East Tennessee. No pictures, no engineer drawings, plot survey or anything else. I pounded 4 pieces of scrap steel I had laying around into the ground to mark the corners of my garage and the building inspector came out, took a look and signed off on the permit. That's it. $50 total cost and done in less than 5 minutes. My point is that sometimes asking specific questions on a worldwide forum will only confuse you with 50 different answers. Ask those who KNOW what the rules are in your location.

It's going to depend entirely where you live. If you're in an unincorporated county the rules will be very different than if you're in the city limits. knowing where you are would be helpful.

I built a pole barn in the city limits of Olympia and got taken to the cleaners in terms of requirements. The pole barn had to be engineered with drawings. Poles had to be encased in concrete (a death sentence for wood) and had to be sunk 9 ft deep. There were limits on height (16 ft), square footage (no bigger than 850 sq ft unless you paid $2400 for a variance application), and they even tried to make me put in a drain field with capacity of all of the square footage of the roofs on the property. You cannot believe how asinine it got.

Then there was the wetland setback, the fact that I was made to divide the property into two parcels prior to construction because an imaginary alley bisects my property in a wooded deep ravine, etc., etc., etc.

That said, I was able to get an 800 sq ft 16 ft pole barn with a full side carport with all of the concrete work, 4 windows, and two sliding doors (8 ft and 11 ft) with 75 tons of rock underneath the whole thing for about $21K. I did the lighting, all electrical with dedicated service, and gas plumbing over the next year or so.

$1000 for survey and permits?!! WOW!! No survey neeed here. Took plans to building codes office, showed them where I was placing the building on my land(they have the plot on record), $30 in permits and Im DONE!!

well i live in an unincorporated area of snohomish county, and yes it has been legalized here just getting ready for when the permits and everything gets finalized. The pole barn seems like the most legit answer to my problems, so now i have to go take some time to go into the local permitting office and ask questions after question. Thank you for all your help

If you haven't poked around on their site, here are a couple of potentially helpful pages. Looks like a critical areas review isn't mandatory, but the pre-application conference with a site reviewer determines if it's necessary. Consider yourself lucky you're not in King County. Their critical areas review runs around $1,000 last I checked and is mandatory for any work.

It's going to be awhile before pot is really legal in WA. You still need to get around the Federal rules, and seems the growing, selling will be heavily regulated. Right now you can possess pot you just can't do anything with it.
Why not garden outdoor, seems like a 1000sft is a lot of garden.

depends on where you at, on price, my metal bldg was $5000 for a 24x30 concrete was $800, permit $125 no survey needed
