New here, and I have my first question

I've been browsing this board for a few months already, it's a great resource.

Now I'm going to seek some help :)

I just moved into a house with a detached 2.5 car garage. This garage is built into a hill and it's built like a bunker. All concrete (solid rood/ceiling and block walls). The roof of this garage also serves as a terrace, as it's level with part of our yard (thanks to the hill).

Now, I plan on soon cleaning out the entire inside and laying the epoxy flooring and sealing and painting the walls. However, before I can do that, there's a leak in the roof.

It seems to seep through only in two spots, one worst than the other. When on top of the garage, you can see, very visibly, two strips of water sealing, like that black-tar type stuff you see on the street. It's failing and that's where the water is seeping through.

What product would you all recommend to use to reseal this? Mind you, I'd like to keep this outside area looking decent, since we do host outdoor parties up there.

There is a membrane type of roof covering that is in use, now, for just such things; much better than the older seamed paper and tar roof covering. It seems to me, that the roofer who did our last roof job said that up to a certain size could be installed in one piece, eliminating any seams, and thus, reducing the possibility of leaks. Check with a reputable local roofer.

Welcome aboard JGard! I don't have an answer to your problem, but it sounds like a cool garage. Be sure to post some pics when you get a chance.

Thanks.

Yeah, I'll get some pics eventually. Want to track the progress of my project. I've got a month before it needs to get done, and I'm going to do half at a time in terms of epoxy, so this could get interesting!
