New Home Construction: Engineer's Attached 3-Car

I thought I would start a thread to cover the initial construction and layout of our new house (and "my" garage). My wife was adamant about having the small window you see by the garage, so I was limited on the depth. The original plans only had the depth at 20', but I was able to bump it out to 22' depth and still barely preserve the small window. I would have loved more depth, but this is what I had to work with. The width is 36' with a 1' "bump-out" in the back half. Ceiling height is a bit over 11', which should allow for some nice storage over the garage doors. I have a canoe and kayaks I also plan on storing with some type of ceiling hangers. Doors are 9x8' and 18x8'...I wanted to be sure we weren't fighting for room with a 16' door.

The single bay will be the area where the tools and benches are. I went ahead and had the builder add a 220v outlet and plumb for a future sink. I am still not sure what type of layout I want, but I already have a few items that will need to go there. 41" wide tool chest, drill press, bench grinder, workbench, 30-gallon Kobalt compressor, etc. I plan on putting storage shelves along the wall where the pedestrian door is. Anyways, this is where we stand right now...probably about a month and a half before we close and move in. Right now, my main focus is deciding on flooring...some type of modular snap-tile or a good epoxy. Ideally, I'd like to get the floor done before anything gets moved in there. It is no where near as nice as some of the shops on here, but it is my first garage that is not attached to a rental, so I am pretty excited!

I would either use a densities on the concrete or stain the concrete. Otherwise I would put down porcelain. It would be nice to separate the shop area from the other 2 stalls but look like it would be awkward and costly.

Yea, I don't want to permanently separate it as a 3rd vehicle will be in there. If I did anything to make it a "separate" space, it would be using some type of shelving system to create a sort of walled off area. I am also looking at porcelain tile as well...there are some pretty budget-friendly options at a few stores around here and it appears to be a pretty popular option.

That's a very nice sized triple. As for the floor, depending on what kind of budget you have, I would recommend pricing out some RaceDeck. Epoxy is nice, too. Looking forward to seeing what you end up doing once you close. Good luck!
