New house Build garage floor

Hello All,

Thanks for adding me and thanks in advance for the advice.

I am currently finishing up my new house build and am starting to think about what i want to do to the concrete.

I live in Wisconsin so the floor in the garage will be in contact with snow, salt, large temperature ranges. Working in the garage will be normal car maintenance as well as some projects around the house. No welding or anything along those lines. it is a 3 car garage, 32'x22'

I do want to change the color some sort, i have looked at armor seal in a dark grey color so use that for an example.

I have also thought about the racedeck but dont think that will be in my budget at this time because of all the other projects i want to do at the new house but might do them in the future.

looking for some other options/ideas and feed back on the armor seal coating.

Also do i need to do any prep on this floor? i am thinking i will force the wife to continue to park in the driveway until we get the coating down this winter and avoid getting salt on the newly finished concrete until spring and I can start on this project.

Let me know if i need to give any more info.

Very good idea to keep her off of it until it is sealed in some way. As far as prep goes for any coatings obviously follow the manufactures recommendations. But out side of that I would ask your builder if they used any kind of sealer or cure/sealer after it was placed. If so you’ll need to strip that sealer. If they did not then you’ll want to was it with a mild soap (dawn works great) then make sure it is rinsed well, allow 48hrs to dry. Personally I would do a water based stain in a dark gray followed by a roll on high solids sealer in matte, but personal preference. Acid stains are nice but much more work.

Ideally you would have indicated to the builder not to seal the concrete. As audiowroks04 mentioned, you'll need to find that out from the builder. I have a similar sized garage, I'm also currently building and plan to use Rust Bullet.

Another good option would be a polyurea system such as our All Weather Floors Polyurea. Great coating, but no pot life, which, on a job your size, will come in very handy.

Get something decent (epoxy/urethane, Nohr-S Polyurea, etc...). Your area is tough on floors.

Our SPGX one part poly aspartic/polyurea would be great choice at an economical choice. Easy to apply, minimal prep required. Super fluid and solvent resistant.
