So I am in the middle of buying a new house. On 1.5 acres me and my dad figured out that I have room for a shop and the covenants allow a building as long as it matches the house. So I figured I have about 60-70k for a building including concrete.

I am a fabricator and build race cars on the side chassis work turbo kits drag car chassis etc. I am hoping to get my business going full steam with a new shop in my back yard. Got a few building builders that do good work Morton fbi etc

I was hoping to do a 40x60 but I don’t think the county will let me go that big. I was reading and looking around and found a 42x48. I know in my buddies 40x60 we can go three cars wide and roughly 3 cars deep with room to walk around them and do most jobs to them. Problem being I have a foxbody mustang that is my race car and a 1957 Chevy bel air which we all know is a big car with both of these cars a toolbox welding table Bridgeport bender and maybe a chassis table I’m hoping to have room for 2 more cars to be built or worked on.
Also thinking a lean to so I can put the lawn mower and stuff under it with out having it in the shop

Sorry a long winded post wanting to do this right the first time.

Sounds great is there a question in there?

What’s the biggest the county will allow? Can you petition for bigger?

Yeah, I would get with the county and see what their requirements/setbacks/permits are. I had an old farm house on the property I bought, even though I was going to tear it down, I had to have the house there in order to build my barn (Outbuilding cannot be first building on lot) then-I couldn't build it bigger than the house, I went 30x50x12 If I ever would build again, I would go bigger and taller, I would like a mezzanine.
I went with 10' tall doors. If you are getting close to building it, I would check into the permit process now and see what you need.
Good Luck

You'd better find out all about the covenants, and whether they have any teeth. Some (most) HOA's are not going to be happy with you running a business in your back yard. We looked at a house once, but passed when the owner told us that someone called the cops (!) because she put her trash out before 7 PM the day before pick-up. In the neighborhood we did end up in, someone called zoning because I had an unregistered vehicle in the driveway for a couple weeks. It's not just whether or not you can build a building, but whether you can use it the way you want.
