I know we all have projects on hold as myself, but are you tempted to go buy? Myself I am still going to ride it out till this Fall see where prices are at. I been using 2x12x16’ and 2x4x16’ as my reference point. If I only need few pieces maybe go buy but wanting start on small shop/home

I haven't kept up on the prices after I posted the link about "prices crashing" on one of the other threads, but am def interested. Gotta finish up the interior of the wife's workshop building and framing is coming up very soon!
Fingers crossed for this same direction in pricing.
But... yeah... "tempted to" is one way to phrase it, but "forced into it" will probably be what I end up doing. Can't let progress be held up for the rainbow that may never come.

Thanks guys, right now the spot for the pad is in works. But few months ago I got prices on materials that I need get or take little which was very expensive but it was a base line. Right now everything seems like such a good deal which is the reason for this post. I check prices every Monday about mid day on HD website just to let me know which way its going. I am hoping that it will keep dropping so maybe this fall I will shop try get best deal in bulk. But like always who knows what going to happen.

Lumber is down half of what it was a few months ago.

I went out and bought enough to build a new king bed frame rather than wait two years for one. $200 vs $2000 (and 2 years)

Most of these places will price match there own price from 30days ago. So you should beable to buy what you want now in Hope's of a lower price within 30days.
If they dont any your not buying huge amounts imntempted to just buy the same stuff over at the lower price and bring it back with the higher price recpt.

Here zip panels are still north of $60 and sheet goods selection is not that great but lumber has come down a bit.
2x6x8’ is a tad under $11 now.
Noticed these are still over $100 at HD here. I don't think they turn a lot of their inventory though.

Lumberyard mentioned to me last week 3/4 cdx was $36. Haven't bought any of that in years but seems almost normal

I paid $80 / sheet x 2 for 3/8 sanded plywood 2 weeks ago.

I also made a mistake last year when working on a basement subfloor and bought 3/4" (23/32) PT 4x8 sheets of plywood (at normal prices).

I had to have HD cut them in half for transport.

Then I was reading my vinyl planking install, and they recommended against having PT as the subfloor.

So with these eight 4' x4' sheets in the way for a year, and tired of moving them, I put them on CL at $10 per half sheet to move them.

I had a half dozen calls within the first few hours. They were gone to the first guy that called.


I have a big job next spring insulating the underside of an enclosed porch that is open to the roof sheathing with pre-fabbed trusses dating from the early 60's. They were stained and have a rustic look.

Plan is to place 3" solid foam board between the rafters and cover with sections of stained plywood to maintain the rustic look.

The area is about 600 sq. Ft without waste I will wait and hopefully the prices will normalize.

Once the border between Canada and the US opens, the price of lumber is going to drop like a stone in water. The lumber yard that I use is keeping a bare minimum of inventory, waiting for the price drop also. Lumber futures are also dropping. Middle July was the high for 2021, and it has been dropping since then, with some slight blips up and down... https://www.nasdaq.com/market-activity/commodities/lbs

At the commodity level lumber is priced/valued in dollars per thousand board feet ($/M).

Lumber peaked at $1,732/M.
Lumber has been around $620/M the last couple weeks.
Over the last 7-8 years lumber (not counting a few spikes) has been around $400-$450/M.

Went to Lowes over the w/e; figured I'd give the lumber prices a quick looksie:
OSB was $25/sheet. Standard 2x4x8 was $5.**. Definitely lower than I was expecting.
This said, some specific paneling that I've had my eye on has gone from $17.** to now over $20/sheet, so you win some/lose some.

Don't worry. Steel prices are still climbing and the resin and paint shortage is still going on, the wood guys had their turn, now everyone else is in on the game.

Everyone seems to be happy prices are lower than what they were 7/14/30/60/90/180 days ago. But how much more are they from last year or two years ago?

I saw local 2x4x8 at over $5... I immediately walked out. I’ll check in a month. If it’s still that high I’ll pass on any construction for the foreseeable future.

Lumber is a commodity. Prices go up, prices go down.
Discussing it ad nauseam isn't going to change anything.
And NOBODY knows there the pricing is headed.

What's interesting about /LB (lumber commodity) is that it's very illiquid. It trades very very low total contracts per day. Seems like with all commodities, street price always takes longer to come down than it does going up.

Overnight 7/16 4x8 OSB at my local HD went from 40.15 to 29.65.
Getting closer. Now its only 3x what it was in early 2020.

if they are adjusting it daily to meet 'market pricing' then that's both the Ups and the downs..
They don't. They sell based on the purchase price of the inventory. When they sell what's on hand, the next truckload/bunk moves at the that cost basis.

So were the Reddit folks that were bidding up Gamestop and crushing the short sellers the ones behind this lumber spike?
I was just joking at first, but maybe it was the short sellers seeing a huge opportunity and they went long. Fortunes made and lost in mere days.

I just ordered 135 2x8x8 for $5 a piece! Getting back to reality

23/32 BC ply was still $42, but a lot better than a few weeks ago
