I just stumbled across this site from somewhere else, been lurking a couple days, I really enjoy it.
Did this in July of 05. Replaced a leaning 20x20 with a 24x26. 20 cyds of concrete. 9' walls 8'x18' garage door (18' wide was one of the best decisions I made).
I ran (2) 2" conduits and (1) 1.5" conduit. Right now the 2" are empty and the 1.5" has my Elec. The 2" are for future water and/or gas. I sprayed the inside framing white to help brighten it up, I have (3) double tube 8' Flourescent lights.

Since this picture I have added Wire frame shelving, old Counter top for a work bench, Air Compressor, some old kitchen cabinets for storage.

Besides leaning the old garage floor was cracked real bad and would hold water around the perimeter, and ofcoarse it was to small.

Eventually I might insulate it and put up sheathing but until then $60 of paint and a couple hrs. was all it took, and I'm glad I did it.

Looks great. However, I've got a $20 that says insulation, and/or a heater, will be in place before this time next year. ;)

Yup, not much going on in there once the mercury dips below Karo without a heater. Regardless of whether or not it is insulated! By the way, nice garage, wish I had as much space!

I do have a torpedo heater when I absolutly need it. I've been known to wash my cars in there below 32° in the winter, with no hot water either.:wtf:

Actually I'm open to suggestions on wall sheathing. I really don't want to use drywall, to much work, maybe if it were attached to the house. I'm leaning towards just thin OSB and then sprying it like I did the stud cavities.
Also I need a ceiling if I plan on heating it. And again I don't want to Dry wall it. I've looked into different foam board insulation, the stuff with foil on one side. Thin, easy to work with, and stiff enough to hold fiberglass insulation in the joist cavaties.

Nothing wrong with drywall. My garage is drywalled and I had the ceilings textured to save on finishing the seams. If you hang the drywall, there are quite a few out there that will finish it off for a few hundred. Besides that, I am one that like the clean look of drywall and if anything happens it is simple to patch.
Now I have a question.....I see you put a tile down for a drain. Is it a clay tile as it looks like it is, and secondly, it is tiled to a specific drain or just draining down into a gravel pit. I know I kick myself for not putting a drain in mine. Real nice garage BTW.

Yes it's VCP (Vitrified Clay Pipe) Both drains are tied together and into existing pipe that runs out front, I'm assuming it's tied into the downspouts. some cities new code makes you tie garage floor drains into the sanitary system, I didn't have to, thankfully.
Thanks, Jeff
