Hello all,

Looking forward to building my "dream" shop and gathering some useful (or maybe not so useful!) tips and tricks. I am currently mobilized to NNSY so I have a lot of time to research and plan for my garage build when I get back home...

Planning a 24wX36d 12' wall height with loft above. props go out to CarCrazyRDM as his build thread pretty much covered all my wants/ needs list and his general build was in my mind and seeing it in pics really helps to convince me I'm on the right track.

Due to hoa needs to be brick/ stoned ($$$ yeah!). Planning on a covered 24wX12d covered patio on the long side, as that will be the "front" as viewed from house/ pool.

Figuring I will need about 150' of 12w driveway to get through yard to the shop.

I can put shop closer to the driveway but this way I will block out some neighbors and I will get to actually see my shop every day.

I appreciate any and all suggestions as I want to do this right...

Planning on a 2 post overhead lift; 12X10 rollup high lift door with jackshaft opener. Mostly mechanic tools, some fab/ construction (saws, drill press, etc) along one side. 36k mini split AC. Loft will be mostly "clean" storage (holiday decos etc). No plumbing allowed as I am on septic and in my county 2 buildings on 1 acre cannot legally feed into same septic system; it is what it is. leaning towards fully encapsulated spray foam insulation as I had that on last house and loved it; current house has a foam shell and is fine but that pretty much leaves attic un-insulated and frankly I think that is a waste.

I know I "should" go 40X60 etc but where I'm at I'm figuring on $100k-ish with masonry, electric, insulation, osb walls etc and that price continues to rise the more brickwork so the boss is comfortable with the 24X36 and she's the only one that really matters...

Before you ask, Beer is always free at my house, after all it pays my mortgage... so if you're local stop on by...

how in the world did you get Beer to pay the mortgage?

good luck with the build and if you have any questions feel free to ask and you can PM me if you can't find a thread cause i'm on and seen more than a few cause GJ's search engine doesn't work as well as Google on old threads. before i joined I would Google old tools and end up here hence me joining.

just a WARNING in case you didn't know is YOUR TOOL INVENTORY AND STUFF will need that huge garage if you hang out here.

cheers (drinking more ice tea than beer, but if I visit and it's over 100 a cold quality beer sounds great)

NadoGail, I have about 1 more year, Bro; been living the dream since 98!

DriveSitFar, I'm LUCKY! My wife is smarter than I will ever be and has been working for a major American brewing company for many years...

And yes, I already have tons of tools but garage organization/ layout is kind of my "hobby" passion. I'm a mech (Navy diesels and Harley PHD Tech) and learned a long time ago "fixed" tool layout helps to work fast and clean and make money!

AND if you might have questions on old USA made tools cause I own and have seen more than a few. of course joining threads and participating in the conversations is the best way.

also just an FYI there occasionally a few grumpy farts that wouldn't like it if they found $100 bill on the sidewalk cause it was dirty if you get my drift so nevermind them and have fun here.
