Hello to all you garage guru's.I have been lurking the past few weeks and decided I needed this forum to further my education. And endeavor to restore a 1938 single car garage.
A short story on this property is that it was at one time the Nurses quarters for the Buffalo WY Hospital.The actual hospital is neighbors to the south.It was at one time one property and has since been sub divided.
It has a 19'X12' detached garage that is 63' from the house.I have just began demo'ing the interior removing this fiber board like material that was used for ceiling and wall coverings,4'X8' sheets lightweight with gazillion little nails.I have been surprised at the quality of the construction and materials used when it was built.It smells like new construction,dead center full dimension 2"X4" @16" centers on the wall studs and rafters.It has a few problem areas that I will be addressing in future threads. I am pretty competent with tools and have the necessary skills to do justice to this great old garage.

So far my plan is to replace the garage door with a new Northern Woods garage door,pour concrete for the drive/apron(next 2 weeks.).I have a small water entry point at the man door.I will be digging out 12" and 2' down from the front and north walls.Placing a catch basin and 3" socked perforated pipe/back filled with drain rock that will dead end in a french drain 4' down.Not worth breaching 12" 80 y.o. concrete retaining wall to get an outlet,the amount of water is not a lot.A few trim boards need replacing as well as the entry door.
I am researching the best to lay out the electrical.The current feed to the garage is a 10/2 wire in 1/2" EMT from the house panel. Most of the wiring has been updated but not all.This is not legal or proper,electrician should be able to pull a legal wire for wet/underground.I do have the utility pole very close and have thought of a new drop to the garage.I have a new garage that will be built 10' N. of this one.(24'X24').
Then insulation and sheetrock, flooring I like the black and white 12" tiles,maybe run it up the walls as well.The purpose of this garage is to park my yet to be purchased Porche Cayenne.
