Getting new roof on shop and house,never delt with metel, like the way it looks over shingles. Price cheeper on 30 yr shingles by 1000 dollars. Metel is 85 yr. stuff it says.You guy that had both convince me!Paul

Shingles curl up and die. My experience in southern california is that most shingles have serious cosmetic issues within 10 years, and most are ready to be replaced within 20. Use google to learn about people's real life warranty experiences. Asphalt is heavy.

Steel panels suit some structures better than others. there are variety of other steel options to suit any style of architecture. My wife and I chose steel shingles that are formed to look like slate. They are screw down. Some jurisdictions don't even require plywood when they are used with appropriate screws!!! (I would use the plywood though.) Steel is very light.

Are you asking about metal roof panels, or metal shingles?

85 years is a looooong time. I'm guessing prefinished galvanized steel will be the material used? Depending on the coating color, etc., there will be fading over time. Most kynar-coated galvanized steel noticeably fades within 20 years, and any scrapes, etc. will rust. Mainly an issue if you have traffic up on the roof regularly, or live in an area that gets hail or snow, as they will all result in scrapes, etc. And if you want it to stay on the roof for 85 years choose suitable underlayments and consider using stainless steel fasteners, as hot-dipped galvanized steel nails typically will not last that long.

for me, a metal roof would be a no-brainer. unfortunately, they seem to be ~2x the cost for materials & insulation, so most opt for traditional shingles. you'll also get a discount on your homeowner's insurance w/ a metal roof.

My parents went with a metal roof (in Northern California) due to snow loads. The two prices they got were $23,650.00 for a certainteed presidential roof and it was $37,200.00 for the metal roof. I'm not sure how many squares their roof was, but at least in Cali it is significantly more.......both came with lifetime warranties from the manufacturers.

Here in New England, metal roofs are preferred over shingles both by homeowners and installers for functionality and cost over the long haul. I just finished stripping 2.5 tons of shingles and felt paper off my 200 years old farmhouse and replacing them with better materials and thousands of pounds less in snow load shedding performance that should outlast me by a long shot. Here in the snow zone, why go any other route?
