I am planning a new shop in Southern California, unincorporated territory of Los Angeles county east of Pasadena.
Being a land surveyor by trade I have figured out the location on the property and the grading.
LA county has no restrictions beyond keeping the size under 2414 sf and maintaining 5 foot side and 15 foot rear setbacks.
The building size and layout I am looking at is 35x60 with 16 to 18 foot walls. The wall height is to allow 14 foot tall doors. I would like either 3 12 foot doors or 2 16 foot doors in the 60 foot side and one 12 foot door in the 35 foot side.
The building will also be insulated with roof vents.
I currently have pricing for doing the building in red iron with erection and concrete basically finished except the permit and electrical.
The electrical is not that big of an issue because there are 4 empty 3/4” pvc conduits running 1.5 feet from the building and I did the electrical in my existing shop.
My question is are there any other construction techniques that would build this building for cheaper than the $47.61 per sf I am currently quoted.
Additionally who has built building in Southern California and do you have any recommendations on building suppliers and contractors?
