Are you sure about the light switches?

Zero switches by one of the man doors seems like a mistake.

100% of the lights all coming on at the same time also seems wrong.

Consider often you may run in to grab one tool or to check something and only need one light over tool box.

With a garage that size a single bank is ok, at least to me. My current 3 car garage/shop is all wired to a single switch and it doesn't bother me.

I agree that a three way switch at each door might be useful. It depends on the planned use of the other door.

Congrats to the OP! You might want to remove your address from the drawings.

Thanks for the reply’s. That’s just bare minimum on the wiring. Plan to add as needed, will be exposed EMT.

Planning on a 2 post lift in the NW quadrant. Any suggestions for the concrete control joint layout? Other than referring to the lift manufacturers. I haven’t picked out a lift yet. I like Foreword as I have used them before. I’ll probably be shopping for a used unit. Planning on having 6” 3500ksi concrete.

City wants an additional 4’ backset from the property line. Original dimensions were drivin by the location of the main sewer line. So I guess I’ll be 4’ shorter on the depth. Unless someone has a great thing to say about having a 3”sewer line running thru the footer at about 10degrees from parallel?

I’d rather have the shop space and go over the sewer line. My attached garage was built over the line. Building inspector made the builder sleeve the line at the footer.

I put my shop over a sewer line, its a 24'x36' and I would have lost 7-8ft out of the 36' to miss the line. Wasn't thrilled but glad I didn't lose the space, still don't have enough. Also had to put in a sleeve for the line going through the footer in two spots.

Sleeve the line in preparation for future problems you'll hopefully never have and proceed with the larger shop.

Don’t really “need” it but that will be the only side exposed to the street. The rest will be inside a block wall fence.

I went back and forth with the city building official for several years before coming up with a design the city would approve, and I could afford. I initially wanted to do 40x60x16. City requirements made that too expensive. In the end what I could afford is 24x60x16. My garage is nearly done with just siding and electrical left.

Might apply for a variance to keep that 4’. Doesn’t sound like a lot, but that’s a workbench!

So the 5’ setback on the west side needs to 9’ from the city. Not really keen on building over the sewer line. What do you guys think ? And the electrical over head is right there too. Might just end up with a shallower shop😩 still be 31x27, lots bigger than the one I have now I suppose.

no704, you show 7' between the house and shop, does that meet code? In my area the minimum is 10' house and accessory building (shop).

I did the offset OH door in the gable end also. Having a larger workspace on one side was 100% necessary.

I wanted a man-door next to the OH door also - but that didn't fly. Took away too much strength from the wall. Man-door ended up on the side, just around the corner.

I'm not exactly sure what's going on here, but I just want to say that I did a variance on a prior garage. It was a bit of a pain but I was glad I did it and I got approval with no issues. I put the variance all together myself. And about building over a sewer line, I guess your concern is what if you have a problem in the future. I also would not worry about that. If you have a future problem, you will just have to re-route the line. Not the end of the world. Or you could bite the bullet and do that now. Do whatever you can to get the shop you want!!! When I did my current shop, I had to do a lot of modifications. I had to re-route my water heater powered vent and also my sump pump outlet. We're on a well and the garage goes right over the line from the well to the house. That worried me, especially during the excavation! But I figure if I ever have a future problem, I'll deal with it then. And it's been 15 years and been fine.
