New shop - concrete sealer - which one?

I have 30x50 shop being built (& house) - being built while I am about 1,000 miles away and will be done in October. The slab has already been poured.

Before I move all my stuff into the shop I want to seal the shop floor to protect against oil, gasoline, brake fluid & solvent staining.

For my current shop I used H&C Solvent-based solid color sealer (a silicone-acrylic sealer) that I am not completely happy with - had some hot-tire pickup, but the biggest issue was the sealer getting soft & tacky due to spilled gasoline and especially my go-to cleaner/solvent for almost everything (CRC Lectra-Motive spray which is Tetrachloroethylene). If I get any of this on the floor you have to let it evaporate and the surface hardens back up - don't step in it though!

So for this shop I am looking for something better - I really do not want a epoxy (or anything that is a surface coating) since I am always dragging steel & the like to the machines - this is a working shop, not a man-cave.

So I am looking at penetrating type sealers, it does not have to be colored, clear is OK with me as well.

In looking at all the many, many products on the Legacy Industrial site I cam across this product:

lf there was any way to do it, I would splurge for a well done epoxy floor. It can look plain and functional and will do a lot better than any of the penetrants.

I used a sealer very similar to the one you point to, and it too is subject to spills. Gasoline takes about a minute to dissolve/separate the sealer, so you have to be quick with a rag, or cover the floor. Cleaners are quicker to work.

I have not had the tire pick up, but mine is casual use.

I would call Legacy or some of the others who post here...they are a great collection of experience and will do all they can to get you the right product and the right outcome of using that.

Get the epoxy and make a budget cut elsewhere, it will be worth it long term, and offers the best protection for the cost out there.

The problem with penetrating sealers is that even the best sealers can only penetrating oil and gas spills for so long. A 40-100% solids silane siloxane will give you the best protection, but if you don't pick up spills within a few hours, exposed concrete will absolutely stain. The only sure fire way to stop oil and gas stains, and protect the concrete from liquids and chemicals, is with a coating. Acrylics are weak - avoid those. Epoxies can be good but you really need a coating that is formulated with scratch resistant additives. Consider an aliphatic polyurethane instead. This one is rates specifically for scratches and abrasion resistance:
