Hi everyone.

My name is Paul and my wife and I just moved to our dream house in Parker, CO with 5 acres and no HOA. I have always wanted to have a shop of my own to work on cars/atvs/motorcycles/etc. and now we can finally do that. We used to live in Highlands Ranch (for those that know the area know what that is like) in the burbs with a 3 car attached garage which was not even close to big enough and a terrible HOA. Thankfully the home prices in Colorado have sky rocketed for homes in these areas and we were able to make a lateral move to a more modest house to get the 5 acres and a view of the mountains from our living room.

Anyway back to the shop. I have a rough budget of $100,000. I had a goal of as big as I could make it (per everyone’s across the board recommendation on here), but have a county limit of 3000 square feet. The other things I wanted were 16' ceilings for extra clearance for cars on lifts and a 14' door for an RV. I currently don't own an RV, but want the option later of a place to park and/or work on it if we decide to get one. I wanted the shop well insulated and wanted to have radiant in floor heat. I would like to use radiant solar panels for the source of heat because we have so many sunny days in Colorado making it a viable source of heat for the shop. I also wanted a bathroom and a place to wash our dogs like they have in vet clinics. I will be using the shop for mostly storage but will be working on cars including some welding and usual engine swaps etc.

So with that in mind I started by calling a few local places like Morton and Cleary.

Morton called me back right away and we setup an appointment. I initially started with a 54x54x16 shop because it maximized my size while staying on 6' spacing increments. Later we discussed 48x72x16, which is over 3000, but the cost is the same because the 54 span increases cost considerably. There are some tricks to end up with a larger shop in Douglas County that I will get into later. Morton’s price is higher, we are currently sitting around 108k for the 48x72x16 with r38 blown in insulation and corrugated metal ceiling panels and r19 on the walls, but not covered on the walls so I can run conduit before finishing the walls with drywall or something else. I understand I would be paying a premium for a Morton building, but what I don’t see are almost any bad reviews of them. The salesperson is professional and has answered any of my questions in a timely matter.

Cleary on the other hand never called me back and that mixed with their questionable reviews I decided that they were not worth my time. Clearly they thought the same.

Another company I talked with was Steel Structures America while at the Stock Show. I got a price from them and had them come out and give me a real bid. I had them quote me for a 50x60x16 shop, which came in around 110k with concrete of 6" thickness with rebar and 2" insulation but nothing on the ceiling. My only problem with them is the sales person. While he seems like a nice Veteran he is new to the business and his lack of knowledge was concerning. We were talking as I showed him the location and he mentions the DESC (pronounced desk) plan that Douglas County requires, it stands for Drainage, Erosion, and Sediment Control. The issue was that he goes "I can’t remember what the "K" stands for" I was not really sure what to say so I just let it go at the time and we finished working on the quote. After that I just got a bit nervous. How do you not know what that stands for if you know you need it? Just seems like someone needs to be an expert if I am going to spend 100k with you and your company. The Morton sales person on the other hand thinks that we can possibly get a waiver for this because of his contact at the county.

I did do the design on Menards website but I would still need someone to actually build the building which I assume will cost at least 15k or 20k and the building was like 65k. DIY Pole Barns looks attractive and I have done their online tool and the cost is cheap, but not having a local rep I can talk with makes me a bit nervous.

What I need help with is making sure I get everything covered so I don’t miss anything and any other advice you might have.

I have attached some images from Sketchup so you can see what I will be doing.
Electrical
For power I plan to bury the power line from the pole after the power company upgrades the transformer and installs the new meter on a pedestal at the base of the pole. I requested 200 amp service. I have not looked into where I want to place the panel yet. I may place it in the office or next to the bathroom.
Natural gas
For natural gas I have a bit of a problem the current meter is too small (250k BTU). Xcel will upsize the meter for free so that wont cost anything. Currently in the house we have the water heater, furnace, gas stove and generator that we are not going to use, but might add a new one. The meter is located on the south side of the house. I talked with Xcel and they require a HVAC specialist to tell them the size of meter and pressure I need. Because of the radiant floor I will need a backup heat source with at least a couple hundred thousand BTU capacity, plus I might not be able to afford the boiler right away so I will have to go with just a hanging heater right now. Xcel said I have two options. Increase the pressure at the meter to a high-pressure system then install regulators at each device to drop the pressure down. I do have a ½” line that runs to the generator on the north side of the house in the attached garage, but I doubt high pressure plus ½” would even be close to working volume wise. I could look into running a larger line up to the attached garage, but 1” would probably be about the most I could do. Based on my research low-pressure 7”w.c inlet pressure to support 280k btu I would need 1.5” if the line was 400 feet. High pressure being 2 psi would need about 1.25” pipe size. So I think it might be easier to bury a line that is 1.5” yellow PE on the east side of the house and go under the driveway. I am thinking that I might put the boiler and incoming natural gas in the northeast corner of the shop. I am not sure if this matters but I would be going under the driveway that we might eventually pave. Option two is to have Xcel add another meter, but I would have to pay for that meter every month that it is used and he said that would be around $25/month for 7 months of the year.
Concrete
I have a few quotes for people that Morton uses. I am thinking about 5” or 6” thickness and ½” rebar. I have seen some people say 12” O.C. others say 24” O.C. What should I use? I know I need to use 2” insulation under the pad after road base is down. What brand or type is recommended? I am not sure if I want to run ½” or ¾” pex for the radiant system. I would like to plan around my lift locations to 100% avoid them. I need to get my layout decided for this so I have everything ready to go. One thing I have seen is that most anchors only need 4” so if it is 6” thick then do I need to worry about that because the pex is on the foam? Do I need to worry about running into rebar with the lift anchors?
Layout
I am on the fence about the four-post lift and think I might just do a two-post in its place. My other thought is to get one wide enough for an RV and park the RV between it. Currently the doors are all high clearance and will tuck up close to the ceiling. They are 18x10, 12 x10 and 14x14. The one on the east side is 10x10 for access to our fenced yard. It will not have an opener but will be a high clearance. I have two man doors. The three doors will open to the south if that is not clear.
Building
One thing I want to add is an 18” light border on the top of the north and south sides for natural light. I do have to block off any areas bigger than 3000 square feet. So the office and bathroom take up some of that room plus I will have to do some more possibly in the back northeast corner for the compressor and boiler/solar HW storage tank. If that does not total the 456 square feet over 3000 then I have to build a fake wall temporarily that could even be a pony wall that is finished with OSB then taken down after the inspection is complete. I also want some storage in the building and was going to do that above the office and bathroom and install an attic ladder to get up to that area.

Very nice layout and land parcel. Welcome to GJ.

May I suggest you have the mods move this to the Garage Gallery section as it likely represents your build and you will get more views there. Alternatively, you could treat this as your intro thread and copy/paste to a Gallery thread. Either way, we love pictures and what you have is a nice plan for a great project. Welcome.

It came in at $29 sq' including electrical, concrete, insulation, etc. My neighbor did my concrete. If it's a garage they will limit you on size I believe. If its an equipment building the limits are different. I've got 3200 sq' in douglas cty.

Plan your Ethernet, coax, etc now as well so you have connectivity between your house and your shop.

I've actually looked at your build before. What I have heard from others on the douglas county stuff is always say storage or barn and never never a garage or shop that opens a can of worms. Where did you find 3200?

I'd love to keep it to one meter but would I have a 400 amp at the pole then use the existing above ground stuff to the meter or would it be better to bury both? I have a backhoe on my Kubota so I can dig a trench.

Just out of curiosity.. Do you have the ability or interest to do any of the work on the building yourself?? Just for reference--I'm just a few feet short of 3000 up here in Wisconsin--and just shy of $60k with my building materials and that's EVERYTHING.. Minus the final electrical install inside.. Therefore--I feel the prices given to you are very high.

One common theme I saw on here was people wishing they had just paid to have it done. I'm not opposed to it I just don't have hundreds of hours to complete the entire thing myself.

I'd recommend getting on Nextdoor.com and asking for local references rather than the Morton/Cleary/etc route. There are several local guys who will put together a building package for you to your specifications.

x2 on avoiding Jim Haulman!!! That guy is a ripoff artist.

I used Mallory Construction out of Parker to frame my attached garage. They did a hell of a good job and fair. I acted as my GC, he suggested the lumber yard and it went well.

This was in 2009.

The Steel Structures guys are down the road from me, so we went to their place. I think I met the guy you are talking about, but there were others there to fill in the gaps he had with knowledge.

Be interested to see who you use and how it goes. My project is on hold right now, due to an unexpected zoning issue and some unexpected health issues (are there any other kind) but hopefully will get back up and going late 2017 or early 2018.

I would think a lot on how the whole structure will fit in with its environs rather than maximizing its size. I moved away from Douglas cty about 20 years ago but every time I go through Parker I see all these quality homes with million dollar views and a huge metal thing sitting right next to it (barn usually or garage).

I have a big metal shop and live in one too, so take my advice with a grain of salt. Wish I could still see elephant rock....

Lots of acreages (OP has five acres) aren't in HOAs or even subdivisions for that matter.

We looked for over a year and most of the stuff we found was in an HOA or way way out in Elbert county. We actually found a place with an 8 car attached garage but they did not allow you to do anything like ride atvs on the property. What is the point of having acerage if you can't do anything with it? Or we found awful houses not in an HOA, but the house was nearly a tear down for a ridiculous price.

Are you suggesting the size is too big or I should go with stick built or move the location?

The reason that I have it so close to the house is that the attached garage is only two car and I rotate my WRX and Xterra and share the driving duties across both. My plan was to use the detached garage as an easily accessible place to have the car I don't drive as much. My wife also wanted the shop close to the house and it also backs up to the dog area so the building would act as a border. My other issue is I don't really have another spot on the lot that works well because the lot is pretty hilly. That is the flattest place on the lot and it was a ridding arena.

I am glad I am not the only one with those experiences. I am not saying that ssa is bad I just feel like I am paying Morton for the experience and the professionalism. Realistically I think the prices are closer when you really start comparing the prices apples to apples. My quotes are not exactly the same, but I bet if I get the dimensions the same I bet the difference is closer to 10% for that piece of mind. I hope your health improves sooner than expected use that time to plan everything and give yourself something to look forward to and to help stay positive.

Check with IREA. I think you would have to bury if you do a concrete post at the base of the pole with a meter. Than both lines would go underground. They will walk you through it. I just wanted to remind you of the extra cost if you do two meters.

Well I spoke with IREA and confirmed what you said. I did ask if I could use the existing overhead lines (go back up the pole after the new meter) and they said "nope, once you have a meter down you can't go back up for servicing reasons." So I would have to bury both which most of the run I could put in both then break off for the house so I think that is my plan.

Well I met with the IREA engineer yesterday and he started talking to me about voltage loss on anything over 100 feet. He said that they won't put a meter more than 100 feet from a pole for that reason. I also have a pole on the other side east of the shop and could use that and it would be under 100 feet or right around there. His recommendation was to use that pole and either run overhead or do a pedistal meter and bury the cable. I'll still have the $10 meter fee and I'll have the added cost of the transformer. It will be a shorter run of cable and less stuff to cross. On the original path on the west side of the shop I have water and electrical to the barn and phone somewhere near the meter to the house. The quote I got from IREA yesterday was right around 2900 for the transformer and pedistal on the east side of the shop. I'm not sure the $10 a month is worth the trouble to tie both the house and the shop into the same meter. Over 15 years it is $1800, not cheap, but maybe I'll just not go out to lunch twice a month and brown bag it to pay for the meter. I also like the idea that the shop will be 100% stand alone.

Did you make a decision on the contractor for the building? We are on contract for a 48 x 72 Morton in Parker. We are trying to figure our heat and utilities as well. Found your thread today. Seems like we are going for the same features. Good luck with your build.

The "light bar" you mention is going to be costly for 2 reasons in my opinon. First to buy + install the glazing, and 2nd in the low R-value for heat flow. I'm not knocking it because I put 9 windows in my shop to make it look less like a warehouse. But it wasn't cheap either and I didn't get the bottom end windows.

Imo you can have it lit with LED fixtures very bright for less than trying to accomplish both of above.

Also you can probably do a lot of things with a 4" minimum thickness, 4000 psi mix, and set your rebar grid on 24" centers, 2" chairs. Getting into a 5" or 6" floor in my opinion are for really heavy vehicles (possibly the RV-bay) and forklifts loaded up to max capacity. My recommendation is for #57/washed limestone 3/4" nominal base, plate compacted, with a thickness equal or greater than the concrete.

I did sign with Morton. I am certain that I could have gotten it done cheaper with someone else, but I have to deal with contractors and sub-contractors at work and they seemed like the lowest amount of babysitting would be required. I don't have the patience for additional hours of babysitting every day or week.

I am working with the concrete guy right now. I plan to do a lot of the utilities myself with him doing the trenching work.

I got the official quote from IREA and it was right around $2900 for a pedestal meter and transformer. I have not sent in the contract because I am waiting to get Douglas County to sign off on the permits (still need to be submitted).

The Morton salesman was able to get me a DESC waiver from the county and I was working to get the site ready to be leveled and compacted so they can come in and get the building done. Some savings right there.

I did talk with the county about a shop over 3000 square feet. The short version of verbiage they used was that is must have a 4' demising wall where vehicles could not be accessed by a garage door (where a vehicle cant be parked). So based on my math if the building is measured out to exterior purlin dimensions of 72 x48 then you have roughly 3456 square feet. The walls with two purlins are 8.5" thick (exterior purlin 1.5" column is laminated 2x6 5.5" and the interior purlin of 1.5") plus sheets 1/2" plywood on the inside you end up with 9" walls. So taking all of that into consideration subtracting the area for the doors (both man and garage). I have an office (don't say that to the county call it storage) bathroom and another small mech room. I ended up with 2995.42 feet of open area that a vehicles could be parked in. I am not sure the man doors count but I added them in just to be on the safe side (both of them are only 4.5 sq. feet)

This thread came to mind a couple of days ago seeing two Morton trucks full of trusses, perlins and posts pull into the driveway just north of mine. Good luck with it and congrats on the DESC waiver! They can be a pain in the you know what to deal with.

I think that is is a bit of a concern from that perspective of loosing that nice 6" insulation but it is such small part of the building. It will still have some R value because I think it is finished on both sides and it only make up a small portion of my total wall space (108 square feet).

One other reason that I want to go with 5" concrete is because of the radiant. If I put it on the bottom of the slab I still have about 4" of concrete before I get to the pex. I am just finding it too much to plan for everything upfront right now and having the ability to still drill into the concrete for anchors for something will be nice. I know I will have to plan for lifts and they are not supposed to be around the Pex by a couple foot margin, but other things can be done with the radiant in the floor that need anchors. I did have an engineering company come out and evaluate my building site and they said that everything is good the way it is. I plan to put back the sand that was originally in the arena should end up being about 3" and maybe add some road base/crusher tailings to it.

Could you tell me who you are using for concrete? Hilltop Construction Group is doing ours. 5" concrete with fiber reinforcement and wire mesh. No rebar. I am also planning on doing the pex and 2" insulation under the slab. You must be zoned RR. We are ER with 6 acres and limited to 1000 sq ft for a garage. Calling it a barn. Lucky you on the DESC plan.

Same guy although I have not signed with him. I don't see anything about limiting building size based on zoning. Where are you seeing that?

I just downloaded that before I posted and missed it. You are right. 1000 sq ft is the limit, but I know that there are plenty of big shops in an area right around the corner from me that are over that.
I am zoned RR

The zoning varies around us. Lots of RR and ER for the big lots. I think RR has the 3000 sq ft garage limitation. Barns have no size limit on ER. Seems like people just call them barns. I have been checking the county page for all the properties around me, and for the most part the big buildings are designated as barns. Found one on Inspiration that was over 3000 and designated a garage, but like you said probably because it is not all accessable by vehicles. Second story on this one and zoned RR.

I asked the county about limitations on barn use, and was told tractors, quads, and anything ag related was fine. No cars, trucks, campers, etc.

haha, yeah, I figured they have to follow the rules, and will not tell you any differently. When I called, I had that in mind. Got frustrated, but was polite and thanked her for her time. Never mentioned the garage aspect. Just asked about the barn limitations. People on all sides of me violate the barn rules.

So what, they send out a building inspector, to do 'barn checks'....and they find a truck in the 'barn' and you need to tear it down? Or they tow the truck out of the barn??

And while we are at it, what is used to tow a horse or stock trailer? Or to haul feed or hay?

Finally, that PDF lists 603.01 "Accessory Uses and Buldings"... So what is that? Woodshop? Art Studio? Pottery Shed? Metal shop? Do they define a 'garage'?

In the end, best bet is to follow the lead of others- get it built, be silent about how you are using it....

Iirc the concrete floor and using it for storage of vehicles defines it as a garage. You are allowed as many barns/sheds as you want, but only one detached garage. I think you can get away with whatever you want, but if a neighbor complains then that could get you busted. I think the concrete floor is a big tip off. I know my neighbor was able to get his 5000 square foot shop approved, but he has to demise half of it with a Sheetrock wall for fire code stuff. He was still limited to 3000 sq feet of vehicle storage so he was going to put up a bunch of walls to make that happen. According to my Morton salesman he said the walls can come down after you get your inspection, but if a neighbor complains then they might have the ability to come back in and take some measurements.

At least the county is consistent with their information. I know everyone gets away with stuff they should not according to the requirements in those docs.

The building dept only knows you're storing vehicles if you tell them. Concrete can be poured after you have the final inspection. There are LOTS of buildings with concrete floors greater than 3000 ft in RR zoned lots.
