Just like most on this board, I've reached an opportunity to build my shop/garage. Took about a year to find a guy to build the building itself. I tried to convince the wife to let me build it but she insisted we pay to have it built. Which, as usual, she was right... I don't have a lot of extra time and I would have probably messed something up. Found someone that charged a reasonable price. A simple 40x60 building with 16' walls. Nothing fancy just wanted a place to put the trailer, a car shop and a wood shop. Here's a basic design:

Here's the location... the concrete guys have set their line and the next day they came and did dirt work:

Forms set, sand in, and I laid the electrical conduit in under the sand. This will allow me to run at least one wire per wall.

So I'm on a well and the pressure tank is in my garage. In order to get water out to the shop, the plumbers suggested that they go from there instead of where the well is. They claimed that they don't like taking a feed off before the pressure tank. I didn't really care as the cost was the same either way. So they ran the line up through the attic and down my garage wall to go under the stem wall and out of the house. Here's the hole in my house garage:

Just placed an order for some densifier and sealer. I'm going to try out TrueLock's TL37 densifier and Siloxa-Tek 8505 (GhostShield). Getting both from Garage Flooring, LLC. Thanks to Justing Krauss for helping me decide.

I'd like to mention that all I'm really trying to accomplish is easy clean up from working on cars... so oil spills and such... It's not a show garage and is meant for dirty work so no need to make it look purdy.

Thanks everyone...

The steel came from BBM Steel in Oklahoma City. The guy who put it together is a local guy. It's pretty much him and 3 other guys. Small operation but good guys. He's a retired fireman.

I am in Houston now, after spending time in FL, CT, GA and Maryland.


I have a brother-in- law in Houston. I see a lot of transplants between Houston and OKC going both ways. Have any land down there?

Nope. just the 1/3 acre my house sits on.

I thought about it, but I decided against it. Didn't want to have to keep up with towels and clothes in the shop. I'm planning on using coveralls when I'm working on the cars anyway. Sounds kinda silly, but my great-grandfather wore them and makes laundry easier and you don't have to worry about changing just to come in for dinner.

Our previous house was on I think 1/8 of an acre...

echo echo echo ;-)

kind of a small bathroom with that much room in the shop.

yeah, on purpose, don't need a lot of room for a pot to piss in and a sink to slash some water. Thing that gets me is that the plumber doing the work, won't do it without a hotwater tank... something about city code or whatnot.. whatever.

OK, a little jealous. What a terrific space!

Thanks! Downside is the wife expects more honey do projects...

[And honey, if you're reading this...] And the upside is I can do more projects for the wife! :D

Okay, small update. I was able to put the 4th wall of the bathroom up and attach the top plate. My youngest son cut the bottom plate out of the door way. I'll make him handy yet. "If they don't find you handsome, they better find you handy."

Just picked up some light fixtures for a good deal. Now I need to decide what I'm going to do with the 277V ballasts.

Sounds like I picked the same crew. Rick is the retired Fireman. I am getting a 40 x 60 bolt-up. Any tips you can pass my way since your build is ahead of mine?

Yeah, be patient. We were hoping to get started in May but the spring storms caused delays on his side. Just keep a good, constant stream of communication going. Mine is a weld up kit and I felt he did a good job. Once work started on the building it went fast. If you have a concrete guy already, I would use him. Rick doesn't usually do concrete and he has a few guys that do concrete for the buildings that Rick puts up. The one that he had do for mine was okay. But if I did it again, I would have just gotten the concrete crew that has done other work for me to do it.

Bottom line, Rick is trustworthy in my book. Just don't expect cookie cutter speed.

I decided that I'm going to go LED, go direct wire and ditch the ballasts. Found a site, DHgate.com, that has pretty good prices for bulbs. Only thing is you have to buy in bulk. The first lot will be here on Thursday so we will see how good they are.

There is a steel building Co. here advertising a 40x60 16' for 23K with 2 overhead and 1 walk through.
Run an extension cord from the house and get back to work. WE WANT MORE PICTIRES!

Jo, not sure what the cost of wood would be as I just looked at steel but it was around $40k for the building, 4 overhead doors, a regular walk though, a double walk through and concrete. That does not include electrical and plumbing. Also does not include the material of the inside walls that I'm building myself.

That's what I've been doing! But I'm a too afraid to run lights, compressor and a saw all off a 14ga extension cord. I should have more pictures this weekend. Been busy with Scouts and in a conference this week.

Broke down and bought a shop light. Just finish applying the desifier in the car shop area. Here's a picture just as I started applying it.

As I was power washing the area I noticed where water got in the bathroom, I previously applied the densifier and GhostShield, it beaded up and shed away nicely.

Looking good.

Thanks! I was really hoping the power washer would be able to pull up the tire marks... but when I was using the nozzle that was able to pull it up, it started to chip away the concrete :wtf:. Wasn't really an issue having them there for me, it's a car shop... I just hope that it doesn't impact the effectiveness of the desifier and sealer...

Small update, the plumber showed up today! I'm so glad they were able to vent inside the shop. I wasn't keen on poking a hole in the roof. Now if I could just get the meter box and breaker panel installed I'll be ready to rock the walls. 36bb0523c6a085921749033d07c0c337.jpg

Just found some porcelain lights for $35/pcs. with hardware. They are in really nice condition too.

Love those lights. Just doing cold water for the bathroom ?


Unfortunately no. The city requires hot water if you have a sink. Found a 1.2 gal heater that mounts to the wall under the sink and only needs a 110v outlet.
