I just bought into a new garage condo/storage unit. The complex has 27 units. The units are 18x50 with 20ft ceilings and 14' doors and each one has a bathroom with a toilet and sink.

I want to build a mezzanine and put in a rolling four-post lift. Any suggestions on how to organize this are much appreciated.

First thought is to extend a mez. over the bathroom. I’m not seeing any infrastructure that would support electrical, key to buildout utilization. Details? Covenants?

I'd say you have to have a full understanding of what can be built, what the exit requirements are, what you can attach to/what can be modified and what must be left unotuched.

Relative to vehicles, I'd plan for it to be a "single wide" where things in back can't be bypassed by things in front (etc). So based on that I would put your "long term project" area in the back and put your roadworthy vehicles out nearest the garage door.

I think its going to feel cramped upstairs. If you set 12' of height aside for your vehicle lift, 1ft for the cross-beams in the mezz & floor structure that leaves 7' of interior height before you contact the unfinished ceiling.

What is your vision going into this and what kind of budget do you have available?

Wow, that is interesting! I've never seen anything like it. I'd certainly want a mezzanine in a 20 foot tall space. I'd probably limit it to the back half, though.

How about ventilation? Can you have any?

I would have the shop area(workbenches, toolboxes, etc.) to the left and front of the restroom, then the hoist in front of that area, and last, room for a couple of cars just inside the roll-up door. Move that restroom door to the left and around the corner so you can take the stairs up that right wall. The area above the shop space can be a smaller mezzanine connected to the larger mezzanine by a 4ft wide catwalk along the right wall. This gives you a large opening in the mezzanine for the hoist and you can look down from around the railing to the first floor.
