Hello everyone,
I've been waiting for my permits to arrive before getting into the building questions aspect but I now have them and I can't wait to get started. Although I'll have to wait a few more months for it to warm up. I'm in Windsor, Ontario across the river/border from Detroit.
My property lines are a little skewed so my workshop will be a little bit of an odd shape although the bulk of it will be somewhat close to a square.
My main concern is the primary area which is 24' x 20'. I will have gable ends spanning the 20' section. It will consist of 1 floor with a finished ceiling height of 9' and I'm hoping to build a shed dormer on the backside of the workshop to allow for some room in the attic portion for my wife's art table and a few other things.
I'm looking into stick framing it and using TJI's (11 7/8" or 14") for the ceiling/floor spanning the 20' section, 16" on center with 2x6 wall construction being 16" on center as well. The pitch of the roof will be 10/12 and I haven't figured out what size lumber for the rafters.
Do you guys think TJI's would be sufficient to handle the load with shed dormer and a small livable space above? I'd like to find a way as well to increase the height of the exterior walls by about 2 feet to allow for more head room in the attic but maintain the 9' ceiling height on the first floor.
Here are few images of what I hope it to look like
These are from a friend who has access to architect software but neither one of us are structural engineers

Sorry for the long post but I'd like to give as much as info as possible to allow the great minds of this board to think it through.
Thanks.
