Hi all, searching the web for a couple of days now and just found this site. Lots of awesome garages here! Anyway, in my search for what might seem to be a simple problem, weather proofing my garage door, I haven't come accross a simple solution... as yet.
The home I'm renting was built in 2004 so it's pretty modern interior wise, w/double-pane windows, well insulated ceiling/walls, super efficiant AC/heating, etc., including a finished garage interior. Wanting to make this into a decent shop however isn't the problem, making it comfortable to spend time in is. My area is the high desert in SoCal where the temps go from freezing in the winter to 100's in the summer. My idea is to use the house AC/heating to make the garage comfortable to work in year round.
To Wit; the owner seems to have skimped on the garage design in terms of weather-proofing the garage door itself. There are enough gaps around the jambs where wind, debris and critters can and do enter. The exterior of the garage door frame is stucco right up to the metal jambs which the sectional door should make a seal. But there is no rubber/felt/foam gasket there whatsoever.
So my problem is what and how do I attach some sort of jamb seal to this kind of structure? Nailing into stucco on the outside is out of the question and the inside of the jamb where the door meets the metal is a bit rough due to stucco over-spray but could prolly be smoothed up enough to apply a rubber seal w/adheasive. But the issue with that is when the first garage door section (bottom) makes contact with the jamb it's practically rubbing metal-to-metal and this would very likely tear any seal off. So I'm wondering how to adjust the gap to accomodate a rubber seal without disturbing the plumb of the entire door.
Any suggestions would be greatly appreciated. Will try to post some photos if that'll help but as yet I can't even view any on this site until my registration is approved. Best regards!
