Heh all... just found this site a couple of weeks ago... and luv'n it.

Livin' in Northwestern Ontario (just 2 hrs north of International Falls, MN and half way (4 hours) between Winnipeg, MB and Thunder Bay, ON).

Reason for being here... find out if the city will let me sell my rental house (couple of houses on one parcel of land... need to divided) tommorow afternoon... and then planning on building my long awaited shop later this summer.

Yard overview 1a (Small).jpg

Still up in the air over the size of the shop... but plans include an area (16'x30') for building up my '75 CJ5, welding and working on my other trucks... and a completely separate area for woodworking (26'x30').

I was thinking along the lines of a 30'Dx40'W with a 16'/24' split between the two... but now am thinking along the lines of 40'Wx44'D.

The bigger option will let me have my 30'x40' shop area... with a 14'Dx40'W storage space at the back end for the snowmachines, motorbikes, lawn tractors and trailers..

Definately want in-floor heating... thinking about Room-in-Attic trusses (really hmming and hawing over this one)... but also want walls high enough for a hoist later on if need be (and thus the problem...don't want the thing too high). If I go with the RIA trusses... I think I'll stick with 10' walls... if normal energy heel trusses... might go with 12' hieght. 2"x6" walls, white metal siding, burgandy metal roofing (R20 in Walls, R40 in attic).

So... tommorow will tell... but it's been 10 years of (re)building my houses and now it's time to play.

Wahoo... kinda excited... :)

Wahoo... got the permission from the city to sell off the other house and piece of property... next up the land survey (buyer is waiting for everything to be finalized).

Edit: June 20, 07 - Survey is underway for the property... stakes being pounded in yesterday and today.... Found the 6" sewer line, 1" water line through the yard to the house (via junction at a culvert the city installed in the middle of the yard). Should be interesting when I get out the exact measurments to see if the S/W lines will interfere with where I want the garage... hopefully I have room to spare and don't have to move it back a bit (paid $5200 for fill a couple of years ago for this project).
