Hey guys.. Newb here, was directed to this site from a fellow MR2 owner/board member..

Anyway what i am looking for is a good place to get building plans for a detached garage. I am looking to build 21'w X 30'd, and can't really seem to find any prepared plans for this particular size. Any suggestions as to where i might be able to find this, or a place that does custom plans for a good rate??

Open to suggestions on all building related things as well...

My goal is to center a full size, 9000lb 2 post lift, in the garage and set it to the back as far as possible while leaving comfortable room between work bench/tool box on back wall, and front of vehicle on lift.

I'm not sure if you have a Menards in your area but that is who I bought my pole building through. They have a computer that you can design your building with and pay $30 for the blue prints. I was very impressed with the quality of lumber and all of the materials they delivered. That might be something you would want to look into.

You might want to think about changing that 21 spec to an even number. That might make it easier to find plans...

Don't think there is a Menards around here, but I'll look into that and similar places that I've been seeing mention of.

I am in rockland county, NY.

I only said the 21' because that would be the widest I could go while maintaining the building code here. Which is as follows:
-5' off the prop. Line both side and rear, 15' off the house(detached, obv.), mean roof line of 15', no bigger then the house as far as sq. Ft. That's pretty much it.

Soo, lastly the town specifies no req. Distance from the installed in ground pool, what do you guys think is a safe distance as far as structural integrity? If I go 21'w it would be 5' to sidewalk(8' to coping)' so 9' to actual side wall.. So a 20' would make that 10' to sidewall.

No real help from me but how about some pics and stats of the 2?

I used to have a '91 turbo with CT20b, downpipe, straight through exhaust, intake, boost controller. Lots of fun, still miss it sometimes.
