I registered here 10 years ago, and this is my first post... not much of a lurker, but I'm going to start now.

We're going to build a new garage for my car hobby and car parts business. I'm in fire country and really need to build with that in mind, it's the biggest concern I have as we have already had to evacuate twice in the last 10 years at this location. Fortunately the fire turned before reaching us on both of those occasions.

I'm a multi forum member, and know that the "search button" is my friend:)

I'll start a build thread, and we plan on building about 10 months from now, but we have cleared the land and have staked out and leveled a 40' x 40' piece of ground which is as big as I can go.

Looking forward to learning from the community and hopefully I will be able to contribute to other threads as my own project moves forward.

Yes, metal is the current plan, unless I'm steered elsewhere.

We are also in a high snow load region (during the winter). I believe I have to have a 140lb rating for the roof.

Hello from The Yakima Valley, I used to travel up there for business every other month. I think that the last year I travel that I lived at the holiday inn at Wenatchee for 6 months.

Eric: i used to drive over to your side of the mountains 3 days a week back in the early 2000's before the real estate market tanked. i love the sun over there, but lately Seattle is getting plenty.

can you tell me is the Mexican restaurant named i think South in downtown Leavenworth still in business? i used to drive an hour or so out of my way to eat some of their caramelized pork and chips and salsa. one of my favorite restaurants, but i haven't been there in about 3 years now because it's a 3 hour drive from my house.

back to the point i guess we won't call you a spammer with one post in 10 years. just a suggestion if you want to be one of the threads we read on Garage gallery get to posting lots of pictures on that thread and also participating in the forum with the link to that thread in your signature.

just for instance i have quite a few posts and i bet i don't follow more than maybe 10 or 20 of those threads. just too many to read.

good luck and hope to see your posts in threads i read that are mostly in the old tools sections.

Glad you have started posting. Sounds like a very good build for a lot of people to learn from. I'll be interested to watch the progress.

Hot down where you are too! How's your water holding up? Big issue for me here. I'm drilling a new well in the next few weeks, still getting bids. We are looking at going deeper as I can't get the flow I want and will need in order to help protect the property (much less trying to take a shower and do laundry on the same day in August).

Thanks for the insight on posting. YES, "South" is still very much in business, and one of the few places we visit when we go into town.

I'm hoping to find some information in past postings and use those to help with the build. Without doing much research "yet", I'm also thinking that maybe Hardyplank or another of their type of products might be considered as they are considered masonry by Insurance companies.

We also know that we need to do more defensible space clearing, including the driveway coming into the property. We are up a canyon (Eagle Creek) about 5 miles out of Leavenworth. We have a pretty good county road coming up the canyon, but our driveway is steep (down) to the cabin, but fortunately it's shared with 3 other homes, so the cost of that driveway space clearing can be shared. I'll post pics of that later this week and show what I've currently got.

Current situation for me is a 30 x 30 pole barn with some parts and cars in it. I then have about 2,000 sq ft currently storing cars and parts that's up the Columbia from Wenatchee in a small town called Entiat. It's an old fruit cold storage facility and a great inexpensive space, but it's an hour away.

So, the goal is to cut the herd of cars by a few and use the $ to create a usable garage closer to home. Heating in the winter with 3 ft of snow on the ground will be a concern, as will cooling with 90+ degree summers.

I guess I should lastly note that the Leavenworth location is a 2nd home, but it's heavily used as we like it better than Seattle.

Eric: happy to hear South is still in business because it would be the first place I'd stop to eat if i was heading through Leavenworth or i'd drive from Wenatchee to eat there.

I bet the water is a HUGE issue this year on your side of the mountains and i'm crossing my fingers that a fire doesn't start in your area again this year.

Drives, if you like barbeque in cashmere (between Wenatchee and Levenworth) there is a great barbeque place, turn off the hiway at appletway and it is just across the bridge on your left as you are going into town, or two blocks from applets and cotlets.
