newbie needs garage expansion ideas..

Hi all,

Newbie here… My wife is going to let me take out an equity loan on the house to fund the expanding the garage project…

Currently we have a 2 car attached garage (22’W X 20’D) which is way to small for all my automotive & wood working tools, plus storage for the corvette.

I have spent the last 5 years moving stuff around any time I need to work on something and I’m sick of it 

Currently I have 12’ ceilings, and but no storage above.. I would like to keep 12’ ceilings, (add a 2 post lift), get some storage, or room/office above but do not want to

Have any center columns. I was thinking of making the garage (30 X 40’).

Also currently I have 2 9x7 doors, I was thinking of one 18x9 door instead if it would look ok.. I plan to hire someone out to take a professional look at what would fit with the house.

What do you guys think? I am going to attach a couple pictures of the current outside and current interior layout of the garage..

I still need to plan out what else I need..
1) Lighting (what kind, how many, and where to have them)
2) Outlets and power (thinking of running 220V to a box in the garage and distribute from that, how much Amps do I need?)
3) Plum water to the garage to make it easy to back cars into driveway to wash them.
4) Heat: Was thinking about a modine hotdawg propane heater
5) What does the concrete have to be to support a 7K 2 post lift?
6) Can I get a room up top and still not have any center supports?
7) Do you think a garage this size will look right next to the house? I hope they can pitch the roof right to make it fit..

Any suggestions on any items welcome.. I need to hear ideas, I want to make sure I do this right..

I am at the beginning stages, so I have a week or so to plan it out 

As for the design ... You can match it to the connecting part of the house like from the home to the garage to keep the style. ( pictured.)

Or you can make it bigger and match the house but the garage you have now would be the low part in the middle.

definitely do the 9x18. I have a 10x18 and I love it. It's also a roll-up instead of a roll-back, so you can save allthat headroom. The company that makes them is named Janus at janusintl.com.

on your other stuff:

code in CA now is for T8 fluorescent lamps. I have 13 two-lamp 4-footers on three switched banks in my 24x55 garage, and it's plenty of light.

depends on what you're gonna run. Figure out what equipment you want and size it from there. Other than that, run tons of 110 outlets at least 4 feet off the ground. Since you want to have a lift, put some in the ceiling for droplights, cord reels etc.

great idea. I'll go you one better...install a water softener if you haven't already. First, your wife will love you for it. More importantly, you'll be able to wash your car and give it a soft-water rinse and let it air-dry, practically spot-free.

i think about 4-5 inches of 3000 psi should be plenty. check with the lift manufacturer, they'll tell ya.

yes. I have two storeys above my garage and it supports it no problem. Use TJIs by trussjoist. they're light but incredibly strong. I have no center support s in my place but i have TJI360s running sideways front to back. Plans called for spacing every 19.2 inches but i put them every 16 just because. Also parallel strand llumber (another engineered product, also called "parallam") is super strong but freaking HEAVY. I had to put 4 of those 12 feet up, practically by myself. They weighed 375 lbs apiece. Thank God for the come-along. :)

sure. And if not, you can always remodel the house, heh-heh

I like Roospike's idea, but how about lowering the floor of the addition a foot or so since the grade slopes off anyways. That way you could put in a 10'x18' door and still have the top line up with the old garage doors.
Inside the garage it would also separate the DD garage from the working garage a little bit. Just a suggestion, take it or leave it.
