Hey guys! New around here, was linked from GRM to read Gregor's (sakurama) house/garage thread. I have a house that was built in the late 1940's, detached garage, and apparently the grading of my property is completely wrong as my garage floods for several months out of the year (when snow melts, heavy rains, etc.). I'm hoping this is something I can repair and the re-pour the foundation without rebuilding the entire garage. Example of what I'm dealing with:

Hello and welcome to the GJ.

Your flooding situation is not nice, however i am sure that it can be repaired..

May I suggest you update your profile with your location as in future ( posts )you may find that helps. Specially given this is a very global forum.

As always, enjoy..

Regards

Welcome JK!

that grading must be having quite an impact on using the garage - very awkward. Can you work out where the water is coming in from & re-route it?

I don't have any issues like that to compare but there's a wealth of experience on the Garage Journal
so hopefully, someone may be along soon to assist. Folks here like plenty of photos -
going to need to see more of the location & what surrounds the garage.

Good luck with resolving this

Oh, that's not too bad. I was expecting two feet of water.... submerged. Heck that's just little puddle.

If you can not change the grading around the garage, then you must install a "French drain"/"weeping tile" system.

Yep, clearly this has been an issue for a while as the east side of the garage already has a "trench" flush with the wall. That's the only side that doesn't have water intrusion.
Where is the water coming from?
The driveway! The side of the garage?
A bit of all of the above. Surely doesn't help that the soil is predominately clay, so drainage is difficult as it is. Along the west wall there's only about 30in of clearance between the garage and the fence (property line) so any trench/french drain will need to be A) manually dug and B) routed along the back and out east which will result in a lot of landscaping being reworked.

Yeah just a bit of hyperbole, sure, but I cannot begin to estimate how many years (decades?) this has been a problem, meaning the footers (?) have potential of a lot of water damage. I don't have a lot of money to work with, so most (if not all) work to mitigate this will have to be DIY.
