Been lurking in here for years... nothing like garage **** to get me through the day.

I literally bought my house in Washington State based on the property lines and lack of covenants just so I could build my dream RV Garage/Shop/Mancave!

Will post a pick of my rough drawing once I clean it up... looking for a lot of advice and frugal ways to cut costs to improve my timeline. Living in Kitsap County makes it tough to fight through the county's interpretation sometimes.

Going to build an "L" floor plan that wraps around the house; 50X20ft RV section with 16ft ceiling and 14x14 door in front and 16x10 door at rear left of RV to allow hotrods to drive down the side and enter behind the RV to drive straight into a 28X24ft mancave/hotrod shop with 2post lift, motorcycle lift, bathroom, butcher room, and concrete vault.

I cant believe all of the ideas that I have been getting form this site... really helping me decide the building right the first time and be ready for the designer to draw it up!

Thank you to all of the senior members of this forum that keep it alive while the rest of us have lurked around only dreaming to build.

Ditch the P.O.S. RV and you'll have tons of space and the money you save on gas can go to hand tools !

Troney, I only have a small toy hauler for now... I'm one of those go big or go home guys, so my goal is to be able to keep a 5er in there and still have plenty of room.
I was fortunate during the housing bubble burst to buy into a neighborhood (out of my league) that is full of middle class or retirees with lots of RV/Trailers/toys hidden away. Upscale for where I live, so I am very interested in not only meeting my needs for wrenching and fabrication, but if I sell... luring in those snow birds that need to store their busses.

Pole barn (my speed) or metal building is out of the question for my neighborhood, so this is going to hurt...

Revamped: i was just over in your neighborhood the other evening. i live in South Seattle and want to welcome you to the forum. glad you figured out how to join. i probably read GJ threads for years before finally joining and participating last year. good to have you here for your wisdom so we can hear what you know and have learned all these years.

I've never seen one like it, but I'm usually in the tool section because I thought it was safer than hanging out with all these huge nice garages. of course a word of warning is due for all new members that beware of the tool vice because your tool collection will grow and your wallet will always be empty. ok that's your warning.

maybe start a thread on the garage gallery and a good thing to do is post lots and lots of pictures and tell a good story. also ask a lot of questions if you have any to get answers and more guys looking at your thread. of all my posts i probably only started maybe 10 threads so have fun browsing all the threads and find your niche.

good luck and i'll be watching or PM me if you have any questions you think i might know. here's a few pictures of the garage in the thread i gave you a link to and the guy's wife agreed to build the garage first and live in their RV and then build the house.

Thanks Drive,
I don't have the computer skills to do CAD work, but used my basic drafting to draw a rough footprint to scale with the house, retaining walls and trees included. I will get some color to it and scan/post in in the Gallery so I can start getting some good ideas on proximity to the house and start making a build list of my desires for the building.
Looking forward to no moss on the toys!

Rev: think of a good name to have on your thread in the garage gallery and start one. start off with a lot of pictures and questions and you might get some followers and great answers. if you don't have any pictures of your own yet like i don't maybe you save pictures of garages you like and post them and see what members think.

hell some of the pictures you saved might be one of our members and he'll maybe see it and give you the 411 with pros and cons.

good to have another Washingtonian on the Forum.

Rev: i posted over on your garage gallery thread and just wanted to post here to for you and new members. if you are planning on building a garage unless you don't need a permit like some of the fortune members you'll need to go to the city or county and pick up a copy of their guideline, rules or what it will take to get a permit.

some cities require drainage designs. if you have a septic system you'll need to find an area not in the drainfield or the backup drainfield and so on.

i did read that you thought you might be able to build within 5 feet of the property line. check that because that is different from city to city and counties, states and countries.
