Need to coat the concrete on my screened in patio and deck. Have done a lot of research online and here, but just want to see what has worked for you.

I am not opposed to any type of coating as long as it is durable. Everything so far is leading me to stain, as the concrete has never been coated or sealed.

Any thoughts or opinions will be appreciated!

Do you want it to have color? Gloss?

Just looking for a solid uniform color, probably light grey to keep the concrete look. Not wanting to do anything but cover the blotchy areas and a couple of rust stains. Not sure if stain will cover rust.

You could have a hybrid polymer cement overlay done to mimic stone, brick.... you name it. No epoxy on exterior application. Elite Crete has a 53% solids acrylic sealer laced with MMA (methyl-methacrylate). MMA is a kinda liquid plastic. Anyway, I'd put this up against any of these sealers on the market. You can't buy it off the shelf, you can't even have it made for these guys to private label.

Truth is legacy industrial is a Florida manufacturer. We have purchasing contracts with several reputable manufacturers who make products to our proprietary specifications.

We relocated to Florida to develop our own manufacturing lines and this is going very well.

We assume the same responsibility and liability, when our name is on the label, as the outfit that makes the contents. We pay the same insurance cost too. :(

Our real specialty is helping DIY on what some might describe as complicated decorative concrete and epoxy projects. We field phone calls, texts and gj messages 365 days and if you think they all purchased from us think again.

This is why folks trust us with their hard earned bucks.

Ps: We have an mma laced acrylic sealer arriving very soon, 25 and 50 percent solids.

What you have to stand on is how well you take care of your customers. Run with that. As far as you producing anything, give me a break. Oh, make sure the boys private labeling your new sealer have the VOC correct. That seems to be the problem they are having at present.

Do your dual fighting in private email please, not on our forums. If you think this helps your business by attacking others, let me tell you it does not! While they are bitching about who has a bigger pair, do yourself a favor, and tile that thing. Trust me, it will stand up to anything, and never, ever, like ever, need any sort of maintenance or re-coat. And if you somehow drop a ton of anything on those tiles, and maybe break a tile, guess what, you just replace said tile.

I've always liked the idea of tile but feared the ol' grout line nightmares. I've removed a lot of tile in commercial kitchens and replaced with a seamless epoxy system because of not being able to keep the grout lines clean. I wonder how that would be in regards to oils and such you find in a garage?

Hey slickgt1, did an epoxy guy steal your girlfriend in the past? Seems like you have a huge bone to pick against epoxy. Either that or you have huge stock in tile Companies,,,,what gives?

Ha, just spreading the good word. I have nothing to gain if anyone chooses any floor over tile, or if they chose tile.

I'm a GC, and I don't even advertise my services here, or anywhere else for that matter. This and random BMW forums are just cool places for me to visit when I want to use the interwebz.

One day, Jack Olsen found me on Contractor forums, and brought me here to show me how others have tiled their garages. I am now, passing that advice forward, as I would have never guessed the results.

I am the voice of reason giving others a chance to see another floor system without advertising my product, and I gain nothing from it.

That is the one place I prefer to use Epoxy, the grout.

Just busting your chops buddy. It's always good to have options. I'm like you, offering advice without any gain. Sometimes we do get a job here and there from someone reading my posts but it's not something I depend on or expect.
