oil based concrete sealer

Whats the best oil based concrete sealer? Going on a shop floor. I work on everything to lawnmowers to tri-axle dumptrucks. You name it, it will be spilled on the floor at some point lol this is a brand new shop I'm having built. They are finishing the pad this week or beginning of next week. Whats the best sealer so nothing soaks into the pad and break down the concrete or stains it? I don't want color. Just a clear type of sealer. I was told to go with oil base bc the water base will not hold up to fuels and harsh chemicals.

Check the vendors here first. They all appear to be first rate. I ghostshield products, 8505 was the number.
It’s been great and have no complaints. It did what it said it would.

There really isn't much in terms of oil-based sealers. Those that are available are typically residential quality, film-forming clear coats (not recommended). Most sealers are either water-based, solvent-based, or 100% solids coatings (no water or solvents). I would suggest reading the article below to get a better idea of the type of concrete sealers that are available. You most likely will have questions after that.

It sounds like you are a candidate for a penetrating sealer. However, it's important to understand that penetrating sealers are not stain-proof and can still allow liquids to penetrate the concrete if they sit for a period of time.

Nothing will be sitting there. I just dont want it stained if let's say oil spills and/or overtime it degrades the pad.

What vendors do we have here that deals with this sort of sealer? I haven't looked at the vendors list in some time so they could have changed.

The problem with solvent based sealers on a shop floor is the coating can re-emulsify in oil’s and other solvents.
My slab looked fantastic with a wet look sealer until I started working on vehicles and spilling gas, transmission fluid and break fluid.

It sounds like an acrylic sealer was used. They are an underperforming product for such use. Film-forming sealers for oils and gas should be a minimum of a high solids epoxy. Many polyureas, polyurethanes, and polyaspartics will perform even better depending on how they are used.

If you are looking at the GhostShield system, then Garage Flooring LLC and ArmorPoxy are both vendors here that offer it.

Ghostshield is a penetrating product, not a topical sealer they chemically reacts with the concrete to prevent oil and liquids from absorbing in. It works very well but once it is applied your floor will look virtually exactly the same and could continue to dust a bit. Topical solvent based sealers (we offer this in our ARM6415X) are excellent but not very resistant to oils and fuels.

A good solution though that looks like a sealer but is extremely resistant to automotive fluids is our SPGX one part Polyurea which can be applied to concrete. Thousands of happy GJ users over the years.

To you both- does either of your products need anything done to the slab before the product is applied? It's a brand new fresh slab.
