Between 705 & 1200 SQ/FT OK 30x40x14 Metal Building

Here is my design 30'x50'x14' with 18'x12' door in 30' endwall and 10'x10' in sidewall. and 12' porch down the north side.

This is the biggest I can build per the city.
Use: Store my Truck and Jeep and work on a car or jeep from time to time with 2 post lift.

Looking at 2 final bids, 1 wood pole barn, 1 weld up both pretty similar in price for the quality of construction and design i'm looking for.

Will have bathroom in back corner and loft across the back. (May end up framing in a Living Room and Kitchen across the back later.

let me know if i messed anything or if you have helpful experience and ideas on the layout.

Only thing I would suggest is to raise the ceiling another 2’. My building has a 14’ ceiling. I built a loft in the back for parts storage. To make the lower level comfortable, I made the ceilings 7’ high. With the thickness of the floor joists and the osb flooring, I only have a little over 6’ up top.

Have you considered putting the stair "corner" in the actual corner of the building. So then you'd arrive on the top level, around the midpoint of the short-wall.

It looks like the first step up is going to be a tripper with that vehicle on the lift..possibly worse with a truck.

I think it might only cost one more load bearing beam.

Also if you had a long piece of (?), arriving at the top level in the corner would be tricky to negotiate. If you arrived near the midpoint of the short wall, then there's more room to work with at the top.

TurboTimmer I am afraid 14'6" walls is the highest i can as per the city. i am only 5'7" tall and Although the loft will be tight I will only use it for storage. thanks for looking out!

Thanks, I will look at moving the stairs. I was trying to keep them as out of the way from the under the loft as possible to allow me to maybe 1 day wall in the area under loft and make it livable space with living room kitchen and bath.

I would also suggest putting the hoist closer to the man door. That will open up the entire length of the far bay for parking.
Put all of your most used boxes and roll-a-rounds near the man door also. It makes no sense to have to walk all the way through the shop and around vehicles to get to the work area. Keep it clean and uncluttered.
Move the lesser used fab equipment to the other side and put everything on casters for mobility.

Run the lean-to the entire length to give additional outside covered storage or a place to hang out with family/friends? I always prefer to have 2 doors to 1 door. That may allow you more space between vehicles and make it easier to open/close vehicle doors.

Don't compromise your shop for "what ifs"... If it boils down to an In-Law moving in, buy a cheap trailer and fix that up a bit. It can be sold and it would definitely be cheaper then building an apartment in your barn.

This a bit off but I have full RV hookups in the lean to area off the garage. I also extend and widen the lean to if the city would allow it.

You can see here how much of the building is rendered unusable for vehicles, when you use an 18 foot door in the end of a 30 foot wide building. That's fine of course if that's the way you want it.

You can go with a 20' or 22' wide door and 12`6 or 12' 9"
Tall door. Might mean the difference of getting a rv in or not.

Thanks for the input! Gave the SW a try but I think they have removed all sorts of usability from the free version as it seemed kind of useless. Could be a complete lack of knowledge but I have used other CAD tools and I can jump in and out of them with not a tremendous effort. Couldn't find my way on Sketchup so will have to try Fusion 360.

i would do away with the living room kitchen and bathroom, dump the staircase, get a ladder and have a true work shop. you dont need all that fancy stuff that take up space, got to pee, get a bucket

I'd look into having the side patio door open up higher before turning horizontal to get maximum drive under clearance.

I am just finishing up a storage loft in my shop. Have some height constraints in mine as well. It is well worth it to be able to store things that aren't needed often. Amazing how much wall and floor space this has opened up!

FWIW - I found a heavy duty retractable attic access ladder on Craigslist for $100 and framed for it when I built the loft. Best hundred bucks I have spent in a long time!
