old and new shop

Started a new shop this last winter so will try to post some pictures.frist are old shop I almost had to give away to sell.Realitor said it didn't increase vaue that much. How can that be when they cost so much to build? This is the last one I ever intend to build so I'am going to do it right. New place on 3 arces and building 30x60 morton pole building.14' side walls raised truss for 19.5' at the peak inside with one 13.6' overhead door and one 10x10 on side wall. In floor heat with drains ,spot for lift, in floor pulling pots and loft over 900 sq ft for storage,office, bathroom, and space to do interrior work.will post more later and as I complete work.

This the shop i sold 26x 40 14' ceilings. loft over 14' for part storage and tube type inferred heat.

Looks like i've got my pictures small enough to post now so I'll try this again. new place is on 3 acres nice lot and house . building 30x60 morton building 14ft side walls. Raised truss with 19.5' at the peak. One 13.6x14 door on end. one 10x10 on side wall Back 15' will be paint booth 9' high with parts storage overhead. 30x45 shop area with 10x45 loft along one side wall for office, bath room, and 10x15 for uphosltery area. In floor heat, spot for a twin post lift, 25 in floor pulling pots, floor drains in booth and shop to wash cars. Patio out side entry door for place to drink beer on nice days. The rest I'll fiqure out as I build it. Things are going kind of slow as i only have weekends to really work on it. Half of floor should be poured this next week.

Shops are like swimming pools. If a potential buyer wants one it is an asset. Otherwise, a liability. So, come sale time, the realitor will recommend a price that is consistent with the market for compareable residences alone. We have a pool and a shop. And hopefully when it is time to move to the old folks home we will find a buyer that wants both.

As a Realtor and an auctioneer, I can tell you that I place higher values on homes with custom garages (or guy "stuff"). I sold a nice property last month that had a custom pole-barn and lift in it. I was the third Realtor hired. I focused my marketing on "boys with toys" (prominently featuring the pole barn in all photos) and sold the house in less than a week for full price.

Note: I sell real estate both traditionally and at auction. The example above was a traditional listing by seller choice.

I know when I was searching for my first house all I wanted to see was the garage and if it had a shop, of course the wife could care less about stuff like that. Now we have 11 acres with a 4000sf house, 3500sf barn, 2000sf shop (former carriage house), 2500sf car shop, and several other sheds. Problem is the house is packed, barn is packed, both shops are packed and so are the sheds.

Man, I wish stuff like this could be done as cheap in the northeast. 11acres with 4000sf house, and all those barns would be about $25M :)

I was lucky, the bride knows I HAVE to have a garage out back for my work area on the 4x4. So the final say on any place that was a potential, came down to the garage if already built or room to build something Phantomworthy.

Got half the floor poured today. Hope to get the other half ready and get that done next week. I have too much fill inside and have to lower it about 6" to leave room for 2" of foam and 5" of floor with pex-s pipe.This second half is the main shop area and will be setup for the lift and have the floor pulling pots. and drain. I got my floor dain in the paint booth a little high so floor isn''t as thick as I would like right at the drain but should be ok.
