Cool building! I would check to see if the septic is up to code. If not, it would have to be replaced. The sale may not be allowed until it meets code or see if the money can be escrowed into the sale of the building for the replacement of the system. And I would definitley follow the advice of all of the previous posts.

Somethings about the septic and foundation make me a nervous, and in my opinion it's over priced.

Bad, bad, BAD combination !

Don't let your heart overrule your head. Get the foundation and septic checked out by professionals and get written estimates for repairs. Also get a professional carpenter to inspect those beams !!



I don't know what part of the country you are in but in SE MI, the real estate market is still in a very deep hole. There is a house for sale about 5 blocks from me. 2,000+ sq ft, 2.5 car garage, new roof last year. The real estate pics of the interior look nice. People living there now bought it in 2005 for $280,000. They are asking $195,000. State Equalized Value is $140,000.

Adirondacks have been pretty darn depressed for as long as I can remember. They're not getting 90K or more without good septic and so forth. Great building--I pass one just like it near Watkins Glen with some regularity.
