Any chance for pictures of the various problem areas/overall structure?

What is your end goal? A very nice building to use as a shop, or a basic, sound but not fancy building to use to store a car and household items?

We do have a few really good threads on here where people took old, leaning, rotten structures and rehabilitated them, often on tight budgets.

Oh, and welcome aboard.

thanks bull. Just looken to save the old building. Nothing fancy. Just stabilize it and fix the sinking and rotten wood. Its on property across the street. If it comes down i dont think it can be replaced since it is the only building on lot. The building gets flooded from time to time due to its location about 25 ft. from river. I will try and get some pics up this week.

Could you raise the building as a unit, using floor jacks and cribbing, and then put a course or two of cinder blocks around the perimeter and set the building (with replaced wood) down on the cinderblocks? You'd get a little extra height, which is never bad, and depending on how deep the flooding gets, you could keep the wood out of the water.
Then again, if you're going to repair it, and you have to raise everything, I might think about moving it farther away from the river. Yeah, it's lasted 60 years, but it seems to me that having anything of value in there is a risk.
