Wonder if there is any extra charge for those old buried fuel tanks and chemicals in the ground.....
Places like the one listed is almost impossible to buy with any bank financing for the above reason...

Should be simple enough to find out if the tanks have been removed or not. Also I'm sure on other threads it has been mentioned that the seller can be obliged to take out some kind of insurance against future EPA/type issues.

The thing that held me back from buying a commercial property like this were the yearly property taxes, even in smalltown Desoto, Ks... a small former gas station I was interested in paid over $11K a year in prop taxes.....absurd!
It can be done, as evidenced by the fellow in NC who bought a shop recently for what I consider short money. His taxes are only $600/year, very doable.

considering the short looking distance to the road in front of it I'd venture a guess that the underground tank issue may not be an issue any more, I doubt theyd pave over them or so close to being over them.... I'd bet that at one time there was more frontage between the building and the road
