old shop restoration.

I was looking for a small shop of my own and spied this piece of property with a derelict building in the back. I struck up a deal with the owner and made a purchase.

The roof was falling in and many bricks were missing. The insulation was moldy and a great deal of water damage.

We have been slowly restoring this shop with new doors, paint and upgrading the services.

ummm ok, heres a few more pics of what we refer to as the " whacky shack". There is a duplex on the property which essentially pays the mortgage which gives me my shop for free. ( lots of headaches being a land lord ) long story.I plan on running a small machine shop from here and teach my son the trade. wish me luck.

its about 1000 sq ft. This fall I will start to insulate and put in a gas heater and replace the old furnace. Not sure where you live but its really hard to find a property like this. I was looking for a long time. Its always been a goal to have my own machine shop.

Looking good.

Flat roofs can be problematic.
And all the problems you listed are water related.

You seem to have a good slope but you will need and well sealed surface and very large gutters and downspouts for a roof that size.
It is amazing how much water a small rain or snow will produce.

It looks like you may have close neighbors.
Aim the downspouts well.

I hear ya Jon ... I've been looking for also for years since I retired. Still working out of my basement shop :( Which is fine for small projects but not easy to get heavy things in and out. Bill

Thank you all, my little shop is called Comet Precision Products, we just applied the lettering.

I rent a unit in a industral estate about the same size as this to run my car repair buisness from just the rite size for a one man show

Awesome job! You guys really turned it around and I agree, perfect size shop. I would love to be able to do something like that, but in SoCal you just dont see small, abandoned shops anymore.

What was the time frame it took?

My wife gutted the inside and removed all the old office walls and old insulation. Took about 2 weeks. I worked tirelessly on the exterior every spare minute I had and spent my 3 week holiday. Took about 6 mos. I did all the work I could myself. Im very pleased with the results but Im out of money. This fall I will tackle the inside. New heater and lights. Insulate the roof. Honestly its like a meat locker in there most days.
