In defense of the Home Inspector you must understand that there is a difference between a professional licensed inspector and some guy who decides to do it on the side while his other business is slow. A professional inspector will have a contract laying out exactly what he will inspect and how it will be done and what his report will cover. All inspectors should go into attics but to go under a house is usually a separate cost item. additionally a detached building may not have been covered. Another factor is that an inspector is actually going through a property that you dont own so he has to be careful of the actual owners property. One of the big caveats of an inspection is that they will not move personal items or damage items to complete that inspection.
The best advice is to be on site when your inspector is going through the building and you will see what he sees and ask questions so your are forwarned before your purchase. A good inspector can save you thousands and a bad one can cost you thousands.
This is very good advice, and right on the money.
When I bought my current home, I hired a Professional Home Inspector that his only job is inspecting homes, businesses, structures (like sheds and garages) and just about anything else that you can think of.
He was NOT cheap, but my god was he thorough!
He had a check list for inspecting homes that was about 20 pages long, and it covered every single part of a house. It included inside things, outside things, electrical, plumbing, heating, cooling, building structural items, you name it, it was on there.
He met me at the house in the morning, and he spent over 4 hours inspecting the home. He even timed how long it took the toilets to flush to make sure they worked right!
It was worth it to me to have such a complete report. He found things that the original home owners didn't even know about.
What I liked best about this guy was that he took the time to show me things I should do around the house to keep things working properly and maintained. He also showed me things that were technically up to code, but that I might want to update to more modern standards after I bought the place.
Best money I ever spent!
