online garage plans - blueprints

Have lurked here since the beginning as I spend my time on the HAMB. Thought I would come to the source of garage knowledge and see if anyone on here has used an online garage blueprint company for building their garage. If I can find a set of prints on-line I think it will save me a lot of money over having a local company draw up a set of prints to take to the permits group.

I am looking at BEHM design.

I am in the process of buying a house and I am hoping to get approval to build a 24d x 40w (or around 38') shop and like what these guys offer, but I am still looking for other designs/ ideas. The lot is unique as its 65' ft wide (its on a lake) but .55 of an acre.. so the garage will be sideways and its why I am thinking 24' will be max depth.


Thanks in advance for your tips/ suggestions.

You're going to want to talk to your local building department to see what they require of mass produced plans like that. Many towns will make you have a local licensed architect or engineer review and sign/stamp the plans before they will review them for building permit. A lot of architects will edit the drawings to incorporate local code requirements into the drawings. This is especially true in seismic regions (like the west coast) or hurricane country (like the east coast).

i used my buddys plans (that I chnged somewaht), that has a higher wind rating ('canes) then my area has. No problem when I went to get my permit.

boiler, you bring up good points about the seismic issues. One of the reason I am looking at this particular company is they have designs that are for Cal and specific Wash counties that require beefed up designs for that reason.

Bear, thanks for the link.

Bevis, in your situations, how much did the permits group allow you to change existing drawings? (door and window placement or more structural areas?)
